I have lived at Mass Court for about two years now and instinctually refuse to sign another lease. Over the past few months I have noticed a significant increase in tenant complaints, visits by the police department and general poor service with few exceptions. My chief concern is with the PMI parking staff that has habitually harassed me and guests to the point of physical altercation. Despite countless attempts with the Mass Court management staff few things have been resolved. One matter even resulted in a concierge being told not to return the property after calling me a Jackass to my face. My rent has never been late and is typically paid a month in advance with certified funds so there really are no grounds for resentment. Due to an incident today I am exploring the possibility of legal action and wanted to solicit some of the other experiences from Mass Court tenants both good and bad. I do this in defense of a long time friend who was told today this is how we do things in America . This was in my opinion a racially motivated and hateful way of treating someone and quite frankly provided a clear example that the staff at Mass Court has gone unchallenged too long. For any matter if you or your guest would like to contribute to a basic discovery of events at Mass Court it would be greatly appreciated. This is not an attempt at a class action law suit nor there be a request for some type of payout however the rules, guidelines related to Fair Housing and the contractual liability related to the PMI and Mass Court relationship will be thoroughly reviewed for opportunities to empower tenants who pay their rents and simply want to receive what they pay for and not be discriminated against. Please post your notes here and refrain from the use of profanity, personal information or any types of threats as this is a non violent and rationale approach to resolving the matter at hand. I have a specific interest in the trash management on floors other than the 3rd floor. I know that on the weekend the hallway wreaks of trash and it is quite often lying in the hallways. One day I came home to find the tenant next to the trash chute screaming there was a rat in her place. Shortly after that she moved.

I think they get you and then they want to abuse you, so if you complain, they like it, as i wrote notes to their head office and would get notes from the manager that they received my latest complaint. I think they take pride in the fact they can charge $2200 for something that is worth $2, even the Starbucks in the building is bad. Good luck.

This place is run in such an unprofessional manner. You all are not alone in your customer service/apartment nightmare. I have had several run ins with PMI, none of which were pleasant. On one occasion my access card did not work and this guy tried to intimidate me, accusing me of stealing! When I complained to the leasing office they said they had gotten several complaints but obviously nothing has been done as PMI continues to treat people like they have done something wrong. We are paying customers that have nothing to do with system problems. On more than one occassion an unpleasant note has been left on my vehicle as well and we're talking a full page angry note. Being a female that is a bit scary. Also,the trash situation on the weekends is horrendous and disgusting!

I want to thank the many people who spoke with me, posted and allowed me to post on their behalf. It was surprising to see how many people were being impacted and I understand the apprehension with coming forward especially for those in long term leases. For any matter I took the advice of one person and filed a BBB complaint rather that shell out for a lawyer when it???s way too soon for that. I also contacted the Riverstone executive for the region so we will see how that goes. In the mean time I am going to keep my eye open and please continue to provide the pictures of piled up trash and other violations as they will be a big help moving forward. This has been a bit time consuming but it???s better to stand up for your rights and fair treatment than to pay and get mistreated time and time again.

THANKS GUYS. JUST BEFORE I READ THESE COMMENTS, I WAS SO IMPRESSED BY THE PICTURES AND AMENITIES IN THEIR WEBSITE. I ALMOST MADE UP MY MIND TO LIVE THERE, AND MY FEAR WAS THAT I CAN'T FIND A VACANCY. Dear Apt 309 - Good luck. There are so many racial incidents such as the one your friend encountered and it's refreshing and touching to see someone taking a stand. I hope you achieve legal success. Tenants are paying an extraordinary amount of money and getting less than nothing in return. I'm more concerned about the ethnocentric manner in which staff has behaved - for this there is no excuse and the person(s) in question should face criminal charges. In case he/she is not aware, any form of a hate crime is unexceptable. And to agree with Mona, thank you for your information because I too was looking to rent here. Please keep us updated on legal proceedings. Maybe we can start/update a blog of some sort to warn people? Prachi

Apt 509 agrees with all the views - I will not renew my lease after two years of paying over $3k for an apartment that has not even worth $2k

I do agree with a lot of things been said about masscourt but i will also not leave out how some of these tenants think they should be treated special because they pay good money to live there. I heard of this tenant that was called a jackass and i must admit he deserved every letter of the word. Some of these tenants are so self centered. You say hi to a person in the elevator and they think they are better off than you to even turn to acknowlege it,yet these same tenants break all the rules in the book including some DC laws as well, like going up on the pool at restricted hours and smoking weed, drinking in the hot tub or the pool, having sex in the hot tub and all that nonesense. Some of us that live close to the pool have to deal with all these tenants. You even have people coming in with prostitutes and filming movies in the hot tub. I believe a lot of people have legitimate issues but a whole lot of them also think they own the world. Management needs better training in handling the place as some tenants need to live as rational people or move to buy their own houses if they think they own the world

I am so glad someone finally spoke out about MASS COURT. The things that happen in the common areas should be reported to the DC health department. I was at the pool that night the guy was called jack ass and I think he and the concierge actually got into a pushing match. We left because I don???t like being that close to ???boyz-from-da-hood???. Why do they not police this place better? Who wants to soak in HIV/STD infected spas/pools because of DC prostitutes? The pool and hot tub are poorly maintained and the workout room is not cleaned. The good news is there is a new building going up next to MESS COURT. From what I understand it???s a better group managing the property and the bar will be a little bit higher. This place has become very ???URBAN??? and the previous post gives a few points on the real story. I am not going to risk some serious health issues because the ???URBANITES??? think they are entitled to unfettered behavior in the common areas. We all know why HIV is so high in DC. I see prostitutes in and out of this place more than a Las Vegas casino and no one does anything. They even sign the contractors log at the front desk!!!! I have two months left on my lease and trust me the pool and spa won???t see my A$$ and all I can do is pray that the weed smoking, porn making johns will not be my neighbors in the new building.

One thing that is good: is that whatever neighborhood you live in within the District, you don't need to pay for parking. If you don't have your zone sticker on your car, simply ride down to 1st District Police Department and get a parking permit. Have proof you live there. And, if you just don't mind going to traffic court just let them write the tickets. You surely will beat them at traffic court because you live there. And, for the rats. Get a cat. You guys need to form a tenant association with DCRA.gov. Check it out and Good luck! Congrats on our New Government!

I agree with the above posting. Get a camera, keep a log, form a watch group and use 411 not 911 to report these deviants. Everybody knows that there are escorts in the building and as I understand it an ???entertainment manager??? who says he is a Priest actually living in the building. You can???t arrest someone on rumors and you can only hope that the ???Priest??? doesn???t bless the hot tub with something life threatening. As I understand it he is the 3rd floor Jackass after seeing him and some of his ???entertainment??? I more than agree. You have to hit these people where it hurts. This guy is such a jerk he almost hit me and my girlfriend when we were leaving the parking garage and he did not even blink. Who drives a large black escalade during a border line gas crisis? Texas (he has Texas plates) must have treated him well because he certainly looks like he has not missed any meals. My girlfriend insists that it is better to ignore people like that but I disagree and if I ever get a chance to call the MPD for the illicit activity on the third floor I will. Someone needs to help those girls get away from that monster. Once they get arrested once or twice the MPD will keep a closer eye and they will have to move their ???entertainment??? business somewhere else. You would think that the recent election of a positive role model would help shape the minds of ???URBANITES??? but only time will tell and all we can do is try to Sheppard them as we have been for decades. Three people have lost their jobs because of this guy including the really nice lady that worked the front desk!!!!!!!!!!!!!!
