Low Price; Unresponsive Management; Always a New Problem

Years at this apartment: 2007 - 2009
Pro:
- Cheap rent and a decent quality apartment for the price. The apartments range from 860 (without renovation) to 1150 (with renovation) for a studio. Only 16 out of about 216 apartments are one-bedrooms. Not sure about the price for those. Great location. 7 min. to McPherson, 10 to Dupont, 15/20 min to U st.
- Great ameneties for the price: small gym, 3 computers in computer lap (1 / 2 are usually open), printer in computer lap, coin washer/dryer on first floor
Cons:
- Mice: Most people at the Miramar have or have had mice. The management generally doesn't care, unless you raise a big stink. In general, management doesn't care.
- Construction: Frequent construction. Noisy construction. Dust and dirt from construction get all over the apartment. Closing the windows doesn't help because the seal isn't tight enough.
- Bugs: Just a part of living at the Miramar. Pest control does very little.
- Packages: Front office doesn't accept packages. Packages must be delivered to your office. Luckily, my employee allows this. Not all jobs do.
- Attacks/ Violence: In last two months, girl was attacked on 5th floor by ex-maintainence man that kept his key. Several years ago, hooker lived in the building and her clients robbed people in hallway. Female and bisexual hookers have lived in building. Rumors of other events, but only those are confirmed. 8th floor has stories from several years ago of hookers and hostage situations between lovers.
- Robbery: Atleast once a year. Probably more. But only know of one confirmed each year. Seen a security guard in the lobby once or twice. A guard would probably fix the robbery/ attack issues. Instead management spends time renovating building.
- Tenants: Generally nice people. Many are young. Most new tenants just moved to DC. Most longterm tenants don't compain about the issues at Miramar. If tenants complain management would probably improve.
- Maintanence: In general, maintanence tries to do the least amount of work possible. Maintaince guy, Eric, avoids work and fixing stuff.
- Management: Generally doesn't care. Got new management last Spring and things got better. Recently got new people in front office that are less responsive than previous management.
- Noise: Little noice between apartments. Old building with solid walls--a plus. Lots of noise (cars, ambulance, . . . all day long) if you face 15th st. Very quite if you face away from 15th.
- Parking: Building doesn't have parking.
Conclusion: Longterm residents stay at Miramar because it's cheap, location is convenient, or are too lazy to move. Price and location are the best/only reasons to stay.
