2009 Homocide, Robbery, Larceny, in front of and a block away from Mt.Vernon Plaza, silly me thought it might be safe in this part of town. Theres nothing you are going to say to me since I see this with my own eyes right here and talked to police about when it happened.

1. Homocide 2009 - 2 murders in 2 months, just a block away on either side of the convention center. 9th & M ST, and 7th & N ST by metro entrance.

2. Robbery 2009 - 1 Strong arm - I Witnessed a purse snatching from a resident one evening in front of Mt.Vernon Plaze. Silver 4 dr car, person got out snatched purse, ran down street to waiting car, jumped in back, spoke to police.

3. Larceny 2009 - 3 Theft vehicle break ins - I have seen 3 cars with broken out windows when parked across from the park, 10th & L ST.

Overall
Probably the worst place I have rented, and I own homes in other areas. I dont like this place at all, not the management. I would have quit this lease long ago if I could.

Intrusion, Noise, Etc.
4. Intrusion into your privacy, almost every month there some reason mamagement or their contractors need to come into your unit.
We need to replace the air filters, spray for bugs, replace the glass in the window, other repairs, unscheduled painting done without any notice, etc, etc, etc. You would think then can do all this on the same day at the same time, but no.
So much for having quiet enjoyment and possession of this unit. I don't really feel like it is my home since strangers are coming and going all the time.

5. Noise. You can hear everything going on in the street from several stories up, early morning trash pickup, people hanging out on the street corners late, etc.

6. Several times a year the fire alarm evacuates the building, people cooking, whatever.

Disrepair, Maintenance
7. Gaps around door let heat and air out. Its no wonder the unit runs every 5 minutes, and folks complain about utility bills.

8. Bathroom light switch worn out and a fire hazard, 2 light bulbs burned out when I moved in.

Unhealthy
9. Gaps around air filter in furnace allow air to bypass filtration, and or filers are no good. That would be why after 3 months the filters are as clean as new. And when I walk in the air is thick and I cough and get an instant stuffy nose.

10. Carpet fresh used daily on carpets in elevators and building, heavy perfume in small confined space makes my eyes water.

Unprofessional in my opinion, and I have never done any of this to my tenants where I rent to.
11. Electronic key not coded properly, trapped in garage for over an hour, twice.

12. Management shoves notices under door instead of normal delivery to your mailbox.

13. Management hangs garbage on your door ( monthly news letter which I could care less for, thats garbage to me )

14. Management charges a late rent fee, then admits mailman put mail in wrong pile and they didnt get to it so they refund.

15. Management slow to deposit rent payments. Ive seen 8 days to deposit when handed a check.

16. Management staff calling you by first name when you come and go. I dont know you and I dont want the attention.

Dont I have anything good to say' Yes, this ghetto is close to chinatown and the metro.
