I don't know who all are posting reviews, but I would like to share some genuine facts, comments, and criticisms:
1) The main indoor temperature controls are from the wall unit only. My bathroom has no fan and it gets very hot and sticky in the summer. I've had to buy an additional fan to cope with that.
2) Anyone who says this place is quiet is lying! Anyone can observe that most of the apartments face 16th street, and while the views are terrific, it is anything BUT quiet! Expect to hear the buses running night and day, street noise floats up, even drunken partiers can be heard. However within the building, its usually quiet.
3) There is no way to escape the dust and pollution that floats up from the traffic. I tend to keep the windows closed and purchased an ionizer unit.
4) The staff, while professional, are not in the friendship business. In fact, this whole place has somewhat of a sterile borderline antisocial environment. People rarely greet one another, and prevalent is this dog eat dog "just starting out" mentality.
5) Because the place is reasonable, don't cross the new manager otherwise he'll place you on his issues list and discourage you from being able to linger on here.
6) The water system is not that reliable. Firstly, there are water hammer problems and the pipes are old and occasionally rattle. Secondly, there is no such thing as cold water in the kitchen. Maybe for a few rare minutes. Mostly the water is lukewarm. One time, I unscrewed the faucet filter and discovered a washer that was made of such inferior material that it bled and disintegrated blackish material. Needless to say, after removing this suspiciously toxic washer, I installed a Pur water filter. I don't know if the warm water is traceable to the DC water system, but the other NW apartment building did have such a thing as real cold kitchen water.
7) The security guard (one of them) is somewhat chauvinistic and old school in his attitudes. It can be a real bear to have this feeling he thrives on making you notice him irregardless of who you are.
8) The laundry room does have occasional cockroach problems.
9) The bike room has had some theft problems.
That being said, I agree with the other reviewers that for the price, this place is quite decent. It is secure, very clean, quiet, no pests normally, and there is even a small outdoor patio and private parking lot. The previous manager was very prompt about fixing maintenance problems. It is within close walking distance of Metro and many CH businesses.
