I have only lived in the Promenade for a few months but I couldn't be happier. The location is great!! It's perfect for someone who likes to be near both Adams Morgan and Dupont. It is a 3 minute walk to AM and about 7 minutes to Dupont circle. There is also a park across the street and plenty of restaurants and shops near by. The building itself is not very new and modern but it is in otherwise good shape and the pool is huge and one of few in DC! The staff and residents are all very friendly and they do open the doors if they see you coming in with your hands full of bags. I can't really think of any down sides to living here--I've never had a problem with mice or insects. Overall, this is a great buliding for anyone looking for a great area and nice neighbors (many long term residents which is always a good sign). I hope this posting helps!

How is the bus noise, I'm looking at an apartment on the street side but on the 9th floor, corner studio unit. Is noise a bigger deal on the lower floors, as I'd imagine?
