I've lived in Randle Hill for 11 years. When I moved in rent was good and randle hill probably was worth more than what I was paying. Now I would say rent is sky-high and not worth nearly as much as we pay. The door has been broke over a year. People sleep in the hallway at nite and smoke drugs before 9 in the morning. What does management do, not a thing. The last time they fix the door they broke it right back.Why were they able to do it so easy' For 1, need a new door and lock.They had security for a little while who would sit in one spot and not see a thing. My building use to only have older people and few younger ones including myself who were respectful and respected there place of residence. If management would come check things out themselves instead of sending a letter around that they just throw to the side maybe things would change. Randle Hill keep raising rent but not giving what was stated in the lease.Randle Hill does not feel like home sweet home.

You have not even begun to tell the problems at Randle Hill, I guess you wanted to be brief. The fact is that the tenants should pay their rent through the court until Randle Hill gives them all what they are paying for. Randle Hill is dishonest, they know they're not delivering and over prolonged periods of the basic requirements -- such as locked outside doors. Apartments are not ready for move-in when they are supposed to be and in the way they're supposed to be. They play games with the tenants to see what they can get away with doing properly. Their personnel do not really know their jobs, but they're arrogant about their rights -- as perceived by them -- but are not quite sure on their responsibilities. I had to get the DCRA in there to get them to get rid of rats, it cost them 2900 in fines plus they had to fix it, but somehow they were friends with the DCRA because the DCRA would NOT represent the findings properly on the notice of violation, and would NOT take my complaint in dispute of the findings, I was supposed to be happy with what they did and not worry about them not properly representing whose fault it was. They had manmade holes in the walls behind the appliances, stuff they should have fixed before I moved in, like cut-short molding exposing the INSIDE of the walls, so it was no wonder the place had rodents all over the place who thought they owned the place rather than I paid the rent. But DCRA would NOT properly represent this, BUT stil made them fix it. So no wonder Randle Hill thinks they can take money and treat the tenants bad -- they have FRIENDS at the DCRA. The list of complaints for Randle Hill/Gates Hudson & Associates is VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY VERY LOOOOOOOOOOOOOOOONNNNNNNNNNNNNGGGGGGGGGGGG! They should lower the rents, and they should fix the apartments to functional, and give refunds for what the tenants have never received or have not received for longer than a reasonable time. And the tenants should take issue for those things that require more than reasonable follow-up for service. Gosh!!!!!!! Who has the time to really represent the deficiencies of Randle Hill in proper detail. There is a lot of change of personnel, but not a lot of change. The more things change, the more they stay the same, or get worse. I want to be present for their suposedly legitimate entries and they give less than 24 hours notice for these, but 2 weeks for inspections of balconies for which no entry is required. I've gotten all my keys from them, never gave them out to anyone, and experienced a lot of entries for which they had no legit explanation, including that I have pic's of my doorknob and modification that was made for which an entry with a key had to be necessary but I only learned about it after the fact when I got home, for which I had to contact law enforcement. There's no end to what I would have to say, I think.
