Not very well maintained

Since this is a co-opt building, how nicely maintained or appointed your unit is and how much you pay will depend on your individual landowner. I thought my unit, despite not being well maintained by the landlord, was decently priced. Again it depends on your individual landlord. The building is in a great location. You're right next door to the Ritz Carlton complex, which is very convenient. You have the amazing Sports Club LA gym, the 24 hour CVS, and the Greenworks store all within one square block. And of course you can always grab a quick meal or drink at the Ritz. And just a block up New Hampshire Avenue, you have Grillfish and Meihwah. The building is a block away from GW and Foggy Bottom, which makes it highly convenient for GW students and faculty as well as World Bank employees. I found a lot of people in the building to be quite friendly and polite as well. People generally kept to themselves but were not rude or discourteous.

While the location has many plusses, I wouldn't reccomend this building mainly because of poor management. While some of the people who work in the building are very sweet and try to be helpful, there are others who are extremely rude and unprofessional. The manager, for example, loved to stand at the front desk and shout "HELLO" in the most obnoxious way to people as they would walk in, attempting to force conversations. It was not only rude but very agressive. The lack of professionalism shows. The building is not well maintained. There seem to be a number of problems in the building that either did not get fixed or took forever to even be addressed. This includes plumbing problems (with constant water shutoffs and leaks), holes in the lobby ceiling, damage to hallways, lighting fixtures throughout the building falling apart, and air conditioning problems. The lobby and common areas are in dreadful shape and (between the ratty carpeting and furniture) look as if they've not been updated since the building was originally constructed, which was during the Kennedy administration. An elevator replacement program that was supposed to take three months wound up taking over a year. The building has a pool (which is great especially during humid DC summers) but it was not maintained well either. The pool was often dirty and the lounge chairs were old and uncomfortable.

Now I wouldn't reccomend this building to people. I think there are much better. However, I do feel that if you have to be in the Foggy Bottom/West End area, it's not actually a bad choice (depending on the unit you rent). The building is fairly secure and the location is good. If you looking to rent in the area or short term, the building isn't terrible.

I've lived in the building for over two years and I agree whole-heartedly with this review. My only exception would be with the 5 unit safety rating...in reality it's more like a 3, just as good as the parking situation in my opinion. While you must be either buzzed in or use your key(not a keyscan, but metal key), and your guests are often stopped at the door to sign in, there is such turnover of residents that it would be easy to see how this "face-recognition system" is not the most reliable. Also, desk persons, particularly at night and on the weekends (day or night) are often not as alert as they could be. It would not be smart to have a false sense of security just because you're next to the Ritz-Carlton! You are in a 24 hour a day, moderately high traffic downtown area which is both good and bad in terms of safety. Finally regarding safety, there is a DC Police Office, a fire station and a hospital in the surrounding blocks.

I owned and lived in a unit for 6 years and it was the worst situation in terms of noise, lack of professional management and cleanliness. If you want huge roaches, you usually go to upper nothwest where the buildings are very old and infested but this building is right up there. The noise situation was unbelievable, especially at the crossroads of 3 streets. Had to find an apartment to rent rather than live in my own unit. Worst building I ever lived in and management, board were insensitive to owners. Never buy there! Everything got worse over the years and was not great to begin with.

I disagree with the above posts. I have owned in a lived in a unit for 6 years and have had a very good experience. The staff of the building are friendly and professional, and the amenities, including a 24 hour front desk and a great pool in the summer time, are nice. It is a fantastic location: closeby to Dupont Circle, Georgetown, and two metro stations!!

Who knew I'd get such strong responses? To the first reviewer: The neighborhood is fairly safe. There is some crime but generally it's okay. As for the building, there are cameras everywhere so that added to my feeling of security. The Front Desk staff, at least when I was there, would usually buzz everyone into the building but it worked out allright otherwise. To the second reviewer. I didn't find it that bad but I can kinda see what you're talking about. The building definitly has maintenance issues. As for noise, I found that while the outside was loud, I almost never heard my neighbors from the other side of the wall. To the third reviewer. I agree that the location is great but I had a different experience with the staff there. They weren't all bad. The assistant manager there was very nice.
