They made my first year in DC a living hell.

I've found the quality of management to be the most overriding factor in an unpleasant living experience. In the space of the year that I lived at the Heights, the building managers have changed at least 3-4 times. They are not responsive to requests- I've had several cockroach isues (and my roommate was a germ-a-phobe so our apt. was spotless), issues with leaking from the floor above, and the building lock being broken was the biggest factor. I went about a month without being able to get into the front door of my building- having to wait on other tenants, my roommate or a facilities management to come open the door. Because we've had issues with burglaries in the past, tenants were very reluctant to open the door for neighbors they didn't know so normally I ended up having to wait a half hour to an hour to be let in. They treated me like a pest when I called to complain. Finally, after moving out when our lease was up, the management company refused to give us back our deposit although our rent was always on time and our apartment was spotless. They never notified us in writing or otherwise and generally refused to answer our phone calls. Finally, they informed us our deposit has been forfeited due to a remaining balance which we were never told about before we moved out. Turns out the building manager lost my roommate's check (which she checked with her bank- she submitted it but it was never deposited) and on top of it all, they sent her to collections! I finally filed a claim against them in small claims court and was told by the legal advocates clinic that we had a good case. They never showed up in court and we won on default. STAY AWAY FROM THEM. They prey on people's ignorance of their rights as tenants. if you go for the relatively better rental prices, make sure you keep a copy of everything in writing and make sure you know your rights. and beware of all the fees they tack on to your lease too. who ever heard of paying EVERY month for an upgraded apartment'

Oh I forgot, we got woken up constantly due to domestic disputes.


as far as the safety of the neighborhood, I've never felt threatened personally although there have been several reports of robberies and muggings in the apartment building and the surrounding neighborhood.
