Good choice in Dupont

Though expensive for students, The Preston is a good choice for those who want to be in the heart of Dupont. Other buildings on P Street are more expensive but feature a few more ammenities. Take, for instance, the lack of an elevator and true lobby or doorman. The front door is "buzz-able" from the stairwell or your apartment, and the back door is key operated. Had trouble getting the buzzer to work on occasion (when I was trying to enter). No names appear in call box, only apartment numbers. Neither a good nor a bad, really. 4 story walk-up, no garbage disposal. Back fire escape probably not the safest place to walk in the winter. Never felt unsafe in the alley between Church and P Street, though. There are two parking spaces for the WHOLE building in the back. You'll probably want to find parking elsewhere. Hallways were being redone when I was moving out, but they were never ugly. Standard-issue apartment hallways, made a little brighter by the back exit to the fire escape. The basement has some apartments as well, but I don't think they're as nice as the others. Front apartments have a "view" of P Street, but the back ones have balconies, which is really nice. Halls cleaned regularly and public area lights replaced when you call the rental company (which is a few blocks down on N Street). Air conditioning/heat didn't evenly cover both bedrooms in my apartment, so I was constantly fighting with my roommate about that. Few bug problems; insect control monthly. Mail boxes adequate but tenants leave junk mail in that area making it messy. Noise never a huge problem, though the walls are relatively thin. Never any problems with power or phone; only once had internet problems and that wasn't Keener's fault. Maitenance to repair flooring (hair wood throughout, except for a small patch of carpet in one bedroom) took FOREVER, but, again, no big deal. Previous building manager (Alex) was excellent - personally brought over insulation for windows when I requested. New managers not nearly as friendly, but even if one was a little rude about confirming the end of my lease, at least he called instead of charging me fees.
All in all, excellent apartment. A/C, D/W, W/D, hardwood flooring, security system in apartment... Some of the newly refurbished apartments are even better. Awkward design in 1 BR but my 2 BR was great. No amenities like a gym or roof access, but it's still a good find. Within 5 minutes of Dupont Circle metro. And that's if you walk slowly. Close to Georgetown GUTS bus as well.
