I've lived in the Woodner for two years. The maintenance staff are really on the ball but the last six months I've been invaded by roaches....I thought that at least my fridge would withstand them but no...(this was the final straw).I've found them in my fridge and freezer, I find them in the bathroom, but the kitchen is worse...the building sprays, I spray but it's of no use....I'm infested. I've had bed bugs once. My nieghbors weren't that noisy but several times I've had guys follow me onto and off the elevators hitting on me, and one try to follow me into my apt. The laundry rooms are always packed unless you go really early in the morning, around 5 PM , or late at night. The security guards are nice but the parking guys are the pitts, and Resident's Services are PATHETIC. There's a bunch of women that work there that don't want to do their job. They post hours on their voicemail and then don't show up. If you need to see them during the week and work you're out of luck because they close at 4:30 and most of the time don't show up for their posted hours, plus they have serious attitude. Sometimes I lock myself out of the apt so I have to be let in by the guards (20$ fee for this) anyway they have a list of tenants they compare your id to, my name wasn't on the list even though i lived there for 1 1/2 yrs. The guard wasn't going to let me into my apt. Which is good that they're doing their job but I was ready to call the manager. It took me six months to get my name on the list. Every month I would check and it wouldn't be there...so I would have to call resident services and have them add it. Every year your rent will increase about 50$. Between the roaches and my last rent increase I've decided to move to VA. I refuse to pay over $900 for a studio in that building, the studio's nice I'll give it that but, too many bugs. and frankly by paying a couple hundred dollars more I'm moving to a NICE building in Alexandria. Oh and last year there were two murders...One was a stabbing at the elevator on 10th floor (my floor) and another was a gunshot on the 7th floor....he was in the apt for two weeks before they found him...yeah...the elevator I was on stopped on that floor the day they found him so, the whole floor wreaked. So, it might be okay to live in the Woodner for a little while but then the romance will wear off...

What I don't understand is how you can give a 2 out of 5 to security if people get shot, stabbed and others follow you to your apartment? It's a big, round ZERO! The same goes to maintenance. If you have bug infestations to this degree and for so long, it's another big fat ZERO right there. I have heard so many scary stories about the Woodner. Immigration Services and the DCPD should stablish offices there until the place is cleaned up. Put the Management Company's owner's mother in one of those crappy units. This way he will understand what property mgt is all about!

Actually, I understand that one of the Woodner daughters has a place there. Bet it's kept up better than those of the mere peons who pay their rents and earn her profits. Because DC gives apartment house owners a guaranteed 12 1/2% profit, it's a lot better than the stock market these days. I lived in the Woodner for 5 years. I cannot express my elation at having moved, escaped really, this year.

You're a moron if you think DC guarantees an apartment owner a 12.5% return. This isn't the Obama administration that gives a handout to everyone too lazy to make a living. Don't you think the whole world would be lining up to buy an apartment in DC if the government was guaranteeing this ridiculous amount of money? What you are clearly confusing this with is the OLD rent control law where, if an owner spent a large amount of money renovating a unit, the owner could petition DC to raise the rent on that unit by an amount equal to 12.5% of the total amount spent on renovations. However, this only allows the rent to go up, but it doesn't mean that a resident will pay it. If it's too much, they won't get that rent from anybody, not even the DC govt. Plus, the old rent control law has been completely overhauled. Learn your facts. And no, I don't work at the Woodner, but I do work in real estate so I actually know what I'm talking about.

As I stated in a previous comment (to the last post) -- Security let someone into my apartment TWICE even though their name was no where to be found on the list of tenants. There are a few really good guards at the Woodner(and I mean really good -- would trust them to guard $100 -- and then there are those that just don't do their job). But after the first time this happened, you would think that management would tell them to make sure to check the list!
