I have lived at Tunlaw Gardens for about a year.

I've read other reviews and understand issues of other people, however, this neighborhood has finished its transition, it has new management and went under a heavy renovation.

This apartment complex is now managed by Charles E Smith...google them, they have the best properties not just in dc, but everywhere.

The Management and Maintenance are amazing, they are friendly, flexible, and the maintenance is top notch. You submit trouble tickets on the charles smith website and your issues are resolved in 24 hours (m-f).

Prices range from $1300 and up, and they do rise in the summer, however, you have great neighbors. Everyone seems to be a young professional, waiting for a house, so the average turn around here seems to be around 2-3 years. Everyone is friendly.

This is a very dog friendly community, infact, all of georgetown is dog friendly. Tunlaw doesnt have dog deposits(infact, they dont even have security deposits!), just a pet fee per month, but it is worth it if you are looking for a place with a dog.

Probably 60% of residents have dogs, all controlled and friendly. There are dog "poop" stations around the complex which really reduces waste that lazy people leave. Tunlaw even has their maintenance pickup excess waste from the lazy dog owners. There is a community park right on the corner, you will see 5-10 with dogs in this dog park at all daylight times. Plus, theres a huge dogpark down 39th near rock creek.

Now, about the apartment.
They are old apartments, built in the 1960s. But you have beautiful parque floors, crown moldings, archways, and most of the apartments have fresh drywall and ceilings. The kitchens are brand-spankin new, phenominal! tile floors with new counters, stove, fridge, microwave, and the cabinets are all custom with draws and shelves, not just standard cabinets, all customized.

The only things in the apartment that will show you its old is the old heater system, which sits under a window in each room, but its small and isnt in the way...painted over, it looks fine and old electrical outles that dont work anymore, are disconnected and painted over. However, in the renovation, new electrical lines were installed in the apartments, new faceplates, etc.
Brand new beautiful windows and shades in all aparments. The bathrooms are all checkered black and white with brand new toilets, tubs, and a pedistal sink.

Plenty of closet space.

In addition to no deposit, all utils are included.

My only complaint is the fact that theres no paid parking, just zone 3 street parking, which is easy to find a spot between 6-7pm, but after that, you need to hunt for one.
Also, they could do some renovating of the hallways, which are wallpapered with pink carpet, but its not bad at all, im just trying to find something negative...which is already difficult!

Laundry Facility is in the basement of each building, the loads are $1.50, round trip of $3, which is ALOT, but its typical for DC...

A minute or two walk to wisconsin with lots of shopping right there. Whole Foods within walking distance, a really nice safeway a few blocks down. This apartment is a treasure!

Solid walls, you dont hear your neighbors, but the floors are parque, so you will hear the person above you on occasion, not alot though. I never hear my neighbors, except maybe once a week if someone upstairs is moving something.

The Grounds are nice, cleian, landscapes. This is also the safest part of dc to live in!
