The Washington House has almost all the amenities of a luxury apartment without the outrageous price tag. Staff is friendly and helpful, amenities are abundant, neighbors are pleasant and quiet, and the location is amazing. At the intersection of 4 great neighborhoods: Adam's Morgan, U St, Dupont Circle and Columbia Heights, there's always something going on nearby. Bus stops at the front door and 2 Metro stops are within walking distance. Building is tastefully art-deco and pets are welcome.
Apartments have wood floors, large kitchens and baths, and tons of closet space. Professionally landscaped roof deck has plenty of seating and an excellent view of downtown and adjacent Meridian Hill Park. Patio area features a grill that tenants can use during daylight hours. Building also has a fitness center, laundry on every floor, 2 elevators, excellent security, doorman, and a live-in super.
Although the positive by far outweighs the negative, there are a few slight drawbacks. Hallway noise can occasionally be heard through the door, but this is never a problem past 8 PM, as neighbors are very respectful. Roof deck is usually closed at midnight and the managment asks that you finish your laundry by 11 PM. You'll probably see a bug or two every once in a while, although management is very diligent about monthly pest control. There is no parking garage or assigned parking, but finding a spot on the street is only a problem late at night on Friday and Saturday.
In my humble opinion, the aforementioned downsides are a mild nuisance at worst and pale in comparison to the location, service and extras that make coming home to and entertaining in The Washington House a pleasure. During my apartment search a year ago, I compared dozens of buildings in the area, and nothing came close for the price. I have been fully satisfied ever since!
