I am in my late 20's now, and have lived here for 4 years, and at first I thought it was great. You're in the city, so you're close to the downtown restaurants, tourism, and nightlife scenes.

Many of the tenants that I have seen are older, and I'm sure the one's that wrote nicer things about this community are older than I am, and probably have been here for many years. Management seems to be more responsive to those people who have long-term tenant-landlord relationships. But I will say that the new management has the appropriate people-skills to make you feel better while you are complaining, whereas old management made you feel like you should just grin and bear it. Outcomes are still the same = PROBLEMS ARE LEFT UNRESOLVED.

Unfortunately I was not one of those long-term-good-relationship people, so here is my story.

SHORT VERSION: This place has left me feeling stressed out, scrambling to find a new place, and disappointed with myself that I settled for such bad management of property and tenants.

LONG STORY: Their service started to decline the minute I signed on the dotted line AND gave them my check. One initial annoyance was that my carpet was not replaced before I moved in, and it was falling apart at the seams. I could still see where the previous tenants furniture had been! One year, they changed the locks on the doors of every apartment. Well, the new key they gave me didn't work, so I sat out in the hall for 3 hours waiting for someone to come and then pick the lock for me. After that, they never replaced the lock, so their master key never worked, which meant that I had to be home in order for them to do regular maintenance work - pest control, changing air filters, etc. Well, like most people, I work everyday, and didn't have the time to sit at home and wait for someone to come by to do their routine maintenance. And they were not able to "schedule" a time for someone to be there, so, i had to do most of that stuff myself. I knew they didn't have a key, but required for me to go to the office during business hours - 9AM - 5PM, to get a copy made. Well, i worked in Reston, VA so I left everyday by 8AM, and was never home before 6PM. They were not very accomodating at all!

BIGGEST MOST RECENT COMPLAINT:
My kitchen ceiling has been leaking since December 29, 2005. It is now end of March 2006, and I am coughing and sneezing, had the Health Dept. come in to write them up, because they have not fixed it. I do not cook in my kitchen because I'm afraid there is mold/mildew/bacteria growing on my kitchen ceiling, and is most likely circulating in the air. They kept telling me every week that the cotnractor was coming out, and each following rainy day, I came home to a kitchen floor covered with dirty water. Once they even told me the contractor came and fixed it, and 2 days later, when it rained, it leaked again!

And trust me my neighbors have had the SAME PROBLEM - REPETITIVELY!!!

It even leaks in the hallways!!! and has been since last summer. Their idea of fixing it is by putting a garbage bin underneath the leak to catch the water. Not only did it make the hallways smell, but it also ruined and possibly rotted the floor and carpeting, where the leaks dripped onto before the garbage cans were put in place.

On-site management may listen to your needs, but is INCREDIBLY SLOW in providing a response, much less a solution. It is also a waste of time to call the management company in VA - UDRT - they never return your calls!

And their move in-move out times are awful - only during the day ( I think from 10AM-3PM) M-F, and if you want to move in/out outside those times, you have to pay $100.

I am moving after this month because I feel that they truly don't care about the living conditions of their tenants, and so called luxury apartments.

I'm so upset with my situation that I have to leave.

"You can find a much better place for your money" -- whereabouts? I've been apartment searching for a while now and this is, hands down, the best deal I've seen so far. Even with the management complaints in mind it still sounds worth it. Let me know what you've found better for the same price, I'd really appreciate the advice. Thanks!
