We moved in to the complex in October of '06. The model was nice enough and the grounds looked well-groomed. The first week wasn't bad, but it seemed to go downhill from there. I'll just go room by room...
POWER CONSUMPTION!!! Our power bill on average for our one bedroom apartment was at least $150. In the dead of winter it went up to $230 and summer was $250. We had all CF bulbs and had the heat set to 65 in the winter and AC set to 75 in the summer. The insulation in this place is little to none, and the windows aren't sealed correctly. The stove and heat use GAS, so expect average gas bills to be between $60-$80. I am not even exaggerating one bit here, folks.
Kitchen: garbage disposal was literally hanging by a thread under the sink. maintenance was out next day to fix it. dishwasher managed to rust all of my silverware. big roach problem that never went away the entire year we were there (we kept that kitchen immaculate). cabinet shelves kept falling. one outlet in the kitchen blew up everything we plugged into it (maintenance said it was fine, I beg to differ). Fridge was new, so no issues there. Stove/sink/countertops all A-OK.
Washer/Dryer (in kitchen): Washer was brand new when we moved in. Dryer looked about a million years old. Took 3-4 times to dry a load of laundry (we tested this with a single shirt one day. It took 3 times to dry it), maintenance came out a ton of times, but this was never fixed.
Living room: outlets popped when you plugged things into them. Carpet had stains. Window ledge had visible water damage (PLEASE scroll to the bug problem for more on this). Windows themselves let a LOT of cold air in during the winter. Screens torn. Paint chipping all over the floor near the cold air return.
Dining room: Nothing wrong here (part of living room technically)
Bathroom: Tub was OK, shower head is SUPER NOISY (very high pitched whine you can hear all over the apartment), can hear upstairs neighbor doing whatever. Tub drain would get plugged up every other day (kept draino on hand). Toilet OK. Sink would back up since day one, no amount of snaking or draino fixed it. Turns out there were larvae in there plugging it up and producing annoying little black flies.
Bedroom: Windows again let in an obscene amount of cold air in the winter. Stains on the carpet from previous tenants furniture. Closet also had stains on carpet.
The Bug Problem... Aside from the roaches in the kitchen, we saw a variety of little pests all over. Spiders, centipedes, crickets, ants, grasshoppers, and termites. The TERMITES showed up one day in March of 07. It turns out the window sill had TERMITE damage. We woke up and saw literally thousands of these suckers all over the back wall. Management was very unresponsive for the first three days of this. Did not offer us a place to stay, did not send anyone over until Monday (this happened on a Saturday), and it took 3 weeks to actually get an exterminator out to treat the apartment (they did not have a contract with a pest company for termites, go figure). This alone sealed the deal for us to move out.
The outside: Is nice! We had a wonderful view of the woods, lots of trees and birds and animals running around to stare at. Lovely during the spring, not so great during the summer months with the moths and mosquitoes. Only downside are the kids running around who don't seem to understand the concept of not playing in the middle of the road. We saw a lot of walmart shopping carts around the parking lots too. Not the best parking for some buildings. Others are just great!
Management: If you get ------, by all means go with her! She was the single most helpful agent in that whole complex. If we had to talk to other people, things did NOT get done.
