The absolute WORST place I ever lived.

I am not unreasonable. Any normal self respecting person would take one look at the community of Admiral's club and turn around. Quite possibly the oldest community in Newark, and visibly run down. I was desperate and needed a place to go asap. Everywhere else I had looked did not have immediate availability. So against my better judgement I signed a lease for one year.
In short. Do not lease here. Unless you are a drug addict, an illegal immigrant, on welfare and receive section 8. If you would like to know why you shouldn't lease here read on....
The Wilmington Police are posted all along the streets of the community every night. Every night. I worked nights and I was terrified to take my dog out at night after work. There were several large pit bulls and rotweilers that roamed the community freely, and on occasion I had to pick up my small dog and run into my building from these dogs. The children of the community also run freely. In the winter months they all flock to the interior hallways of a building which happened to be mine. The walls are thin, so you hear everything as though it were in your living room. I had to break up fights, teenage make out sessions, kids smoking weed, and dodgeball games in my hallway on a daily basis. I called the police more than 10 times in one year for noise complaints and within the first two months of living in the apartment I witnessed someone's car being beaten to a pulp in the parking lot by teenagers. On two seperate nights I had to leave work because the teenagers take to setting buildings and dumpsters on fire when they are bored. I lived in fear and disgust for the entire term of my lease.
The overall apartment is not worth more than 300 dollars a month and I paid much more. If you choose to lease here do not rent a ground floor. The pipes in every building are at least 20 years old and the drainage underground is blocked by tree roots. Whenever someone would have a clogged drain in their buiding, the sewage would end up in my bathtub, my bathroom sink, and one time in my utility closet. One time this happened on a Sunday and I was told to clean it up myself, because maintenance could not come out to clean up my bathroom. When I needed to put in any kind of work order for maintenance it would take at least a week to hear back from anyone. Several times I had to call off of work due to the water being shut off in my building. The buiding is also flooded with roaches. They will come out to exterminate if you put the request in, but it doesn't work if the other tennants in your buiding don't take care of their roaches. I even bombed my apartment myself and they still came back.
You will not get your deposit back unless you have a lawyer get it for you. Seriously. If you have a checklist of your apartment's condition when you move in, make them give you a copy and sign it. I moved out in June and it is now November and I have still yet to get my deposit back. I had to call a family lawyer to threaten their corporate office to send me a check. I tried calling them myself but they would not take or return my calls. So my lawyer said I should get the check by December. December when I moved out in June' Without my lawyer I would have never gotten even this far.
So there is the most of it. Even if you are desperate and need a place to live, there are much less horrible places you can live for what they charge here. Do yourself a favor and never rent here. Never rent anywhere close to here.
