Lived there for 4 years...rent kept going up and up and up

A little about us. We were 22/23, newlyweds when we moved in. We moved out 4 years later. One of us was a full-time UD student, while the other worked full-time. We saw a real change in the attitude of the place over the 4 years. In the end, they were trying to force students out of the entire complex by raising the rents to obscene levels for a 50-year-old complex, and putting unrealistic income restrictions on the apartments. (i.e. last I knew yoy needed to make 45k per year to be approved for a 2 bedroom. That is A LOT, considering the average annual salary for a professional in Delaware in 30k.)

I will comment on each of the areas below.

1. Parking was never a problem. However, twice while we lived there our tires were slashed and windshield smashed. My car has all sorts of dings and dents from other people opening their doors into mine - perhaps the spots are a little too small.

2. Noise was not a problem, because our building did not have students in it. I've heard it really depends upon your neighbors.

3. Grounds are fine. No Problems there.

4. Lights in the parking lot are consistently burned out, hence the reason for some of the problems in #1. Newark is a generally safe area, however.

5. No exercise facilities.

6. Use laundry machines at your own risk. Expensive and often broken down. Two washers and dryers for each building, 11 apartments!. One dryer broke down once and it took over 3 months to get fixed.

7. Move in was hard only because our building was on the side of a hill, and we were on the 3rd floor. Down all the stairs to get out of the building, then up 12 more to get back to ground level.

8. Come on, this is Delaware. They don?t know what recycling means.

9. The complex was build in the 1950?s. Keep that in mind.

10. Appliances are new, if you pay the extra $45 per month to get a remodeled kitchen. Otherwise they are about 20 years old.

11. Never had a problem with water pressure. Only problem was sometimes the water would be too hot ? scalding without warning. Yeouch!

12. Electricity is fine. Cable outlets are in wacky places (i.e. halfway up a wall).

13. Phones were fine. DSL is available, and we did have it with no problem.

14. Ah yes. Avoid 600 upper like the plague. BAD termite problem. Some other building have them too. We had to threaten to take them to court to move to a different apartment within the complex after the infestation. (We renewed the lease on August 31st. On September 5th they told us about the infestation. We said they got the renewal under false pretenses, and
threatened court. They knew we were right, and the day before the papers were served, they allowed us to switch apartments within the complex. It?s not like they lost any money ? we moved up from a 1 bedroom to a 2 bedroom!)

15. A little off the beaten path ? which is nice in a college town.

16. Well, it is Newark traffic. Sometimes you can get to I-95 in 5 minutes, sometimes it can take you 45 minutes. You just learn to live with it.

17. The maintenance staff is great. I baked cookies for the guys every holiday. They do so much for so little respect.

18. Often within minutes, with one caveat: ONCE THE OFFICE STAFF TOLD THEM. Often times the office staff would wait days to put in service requests, because ?they are just to busy to deal with a service request for a clogged drain?. This was NOT the fault of the maitenance people, but of a "new" computer system designed to track their resources. Best time for service was the weekends, when they worked off their pagers.

19. What security. Again, this is Newark.

20 and 21. Absolutely horrible and rude. Often in the office, but would not answer the phones. They go through new staff every year or so. The latest manager ran the complex a while ago, and was brought in to try to kid all the students out and give them as hard a time as possible about living there.

22. Outrageous rent increases. We lived there for 4 years, and rent went up almost $200 a month in that time. Again, trying to force the students out of the complex.

Overall, I just can not recommend them. For just a little more, you can get a place that is brand new, not 50 years old. But don?t just take my word for it ? visit them and look at the apartments for yourself, and make your own decision.
