While the price is better than some other apartments around newark, and it's walking distance from campus with a convenient bus stop, the management is just horrible.

We had one roomate move out after the first year, and had someone move in that had lived in another apartment in park place. A full year later, she is STILL listed as living in her old apartment on bills, and we are still listed as having our old roomate, even though we signed a new leasing agreement with the new tenants and have told them of the problem many times (including several times when the said they were changing it right in front of us, but apartment didn't)

As was already mentioned, water billing (and heat) is TOTALLY arbitrary, with heat bills rangining from less than a dollar to almost $100 for the same amount of water usage. They claim there is no problem, even though everyone I have talked to has the same billing issues.

They tend to be slow about maintenance, totally ignoring claims if they don't think it's worth their time. Additionally, if they make a mistake, such as not giving credit for paying rent early, rather than asking you what the problem is, they just post an eviction notice on your door saying they will kick you out if you don't pay within 4 days. When you point out that this is actually THIER mistake, they are totally unappoligetic.

The floors creak, unless people tiptoe you can hear people walking upstairs, and people tend to have late night parties where drunk party goers will congregate in the parking lot at 3 in the morning and yell at eachother.

Also, they raised rent by over $100 for thier new 'security system', which they assured us should be complete by fall 2005 when we moved in. It is now Spring 2007, and they still have not completed installation.

Also, not in a good area. In the time we have been here there have been armed robberies, muggings, etc.

Overall a bad living experience. My advice: Avoid at all costs.
