the previous comments, I felt compelled to write my own.
I have lived at Arbor Pointe for 4 years. This will be my last.
When I moved in the apartment was filthy. Toilets had urine stains around the rim, old shelf paper in cupboards, stove and oven had burned on food ... it should have been a red flag.
There have been several management teams in the time I have lived here. Each one worse than the one before. I believe they all initially come in with the attitude that they are going to try, but that they give up after seeing what they are left with.
Parking is always a problem. Parking lots are not well lit and landscaping obstructs the view of drivers.
Telephone conversations can be heard through the walls, and tenants going up and down the stairs don't have the courtesy to do so quietly.
The construction is a major problem. Outlets don't work, even after being fixed, whatever is plugged into them flickers. Water leaks abound - everywhere, from the sprinkler systems to the pipes, to the HVAC units. The HVAC unit has to be "fixed" twice each season, yet still is problematic. A black, greasy film covers everything - furniture, drapes, even dishes in cupboards. A contractor who came to "fix" the HVAC said that black film was from the HVAC unit and that it needed to be replaced. The smell of mold and rotting wood is always lingering, but is especially bad on damp days. The sliding glass doors don't move well on damp days as the wood around them swells. Water stains are all around the outer perimeter of the apartment and there are several water stains and cracks in the ceilings throughout the apartment. There is green mold and mildew growing in the tracks of the windows, black mold under the kitchen sink, and on everything under the bathroom sink. All the cleaning in the world has had no effect. I believe some of this may be attributable to the mulch yard behind the complex as the smell of rotting soil is a problem.
All management teams, as you may expect, ignore the word "mold". Maintenance problems, while fixed fairly quickly, are "fixed" with old parts from other apartments. Management is, as the previous reviewer commented, disorganized, and frustrating to deal with. I would recommend putting everything in writing and keeping a copy of when it was delivered to the office.
As other reviewers have commented, I have also had health problems from what I believe is the mold and mildew.
