My experience has been based on the Property Managers here that were either willing to hear your issues or totally dismiss them. The current manager seems to be doing a fine job in addressing problems that are "under her control", There are some issues that are beyond her control that Pettinaro who own the property would have to deal with more. The apartments are older and do have draft,ant, and mold issues. As far as the insects if you let them know they will come and spray for them and you shouldnt have a problem after that, but you do have to make them aware of it and not just complain and do nothing. The laundry is not good at all. I have had clothes get destroyed and burnt up in their dryers. They are unfortunately locked in a contract with the providers of the machines and cannot get out of it until it expires. Safety has become a issue I do believe they need to have some form of security on the premise. Too many suspicious mexican workers and riff raft from the city have committed some burgularies here. I know for a fact that a neighbors car was stolen and apartment broken into by one of their landscapers. They need to do a thorough background check on these folks. Any problems that I have had if they have been reported have been dealt with.

This review appears to be written by some one close to the management. Curren management and office staff is not friendly as the reviewer says, they are extreemly rude. I don't belive the laundary story. The response for a complaint is very slow some time even take a week.
Finally beware of security deposit. Take all pictures, document all problems before you move in. Otherwise suffer later.

expect elec. bills of $200 /mo.,due to inefficent heat pumps and cold air thru windows and doors.that was a cute story,but try getting anyone out after office closes for the day,and you need a medical report.

We lived in a furnished two bedroom apartment for 3 months prior to buying our home in Wilmington. I will say that though older and not totally modern (pink and black bathroom tile) we just loved living here and were very comfortable. We did not have any need to call for any repairs in that short period of time, but were treated fairly and professionally. As a matter of fact, one night we heard alot of ruckus--someone had accidentally locked themselves out of their apartment and on their deck--with a small child left inside the apartment! It was a Saturday night, I knocked on the office door and there was actually a cleaning woman in the 2nd floor of the office building, who responded immediately to get someone there with a master key. This is the only experience I've had with their staff, but as I said, the apartment was rented from August to November--both the AC and the heat worked well, the place was extremely clean (I'm very fussy) and the apartment had its own washer and dryer, so not sure what that is all about. My husband and I found it perfect for our needs. That is my feeling about Greenville Place, plus it's a lovely atmosphere for walking your dog, if you have one, which we did. Very positive experience for us! Lorraine

So in other words, the complex is pretty messed up but dont blame the management. And bear in mind, that is someone either close to or part of management speaking.
While we're telling stories about the management, here's another one. There was one occasion after a storm where a 10 foot section of the metal lining near the roof had been partially torn off by wind and was swinging back and forth against the front of our building, banging against the wall and windows and generally being sharp and unsafe. I noticed it when I got home from work one late afternoon and went to the office. They were there... but it being 10 minutes before closing and all, they totally wrote me off.
A couple of days went by and I told the office that if someone didn't come and fix this, it was going to knock out a window. Even if it didn't, we'd get birds and squirrels in the attic if the lining wasn't replaced. I was written off again.
After another day of nothing from management, I grabbed some gloves, ripped it off myself, and threw it on the grass. It lay there for days, until the 'suspicious mexican landscapers' moved it so that they could do landscaping. Or maybe they stole it! :-o
As far as I know that lining STILL hasn't been replaced.
