Beautiful but terrible management

THE GOOD - I think this is still one of the nicer, cleaner apartment complexes in Boynton Beach. It's quiet, the landscaping is nice, and fellow tenants seem friendly. The location (close to I-95 and next door to several stores/restaurants) is great! With the exception of the manager, the other office staff has been courteous and professional. The amount of dog poo left on the ground by owners is lower than usual. Maintenance has consistently been very prompt to respond to our requests. I'm satisfied living here.
THE BAD Some appliances, especially the microwaves, are becoming worn out. Some keys were lost during the transfer of management. Community events have dropped off a little after the transfer. All hurricane shutters were also mysteriously lost during the transfer of management companies. Pressure washing and yard maintenance have slackened off a little after the transfer. The security gate is indeed frequently broken. I'm not sure that the gate can be blamed all on management, though, since the majority of tenants choose not to follow the posted rule of one car at a time. Instead of following the rules, almost all tenants try to piggyback behind the first car that opens the gate. Sometimes the line of cars attempting to piggyback in illegally is 3 to 4 cars deep. The sensors are designed to automatically close the gate after the first car. So the gate often breaks against the line of cars that try to piggyback through. Tenants consistently break the gate against their cars just so that they can save literally two seconds, which is all it would take to swipe their cards. I say almost all tenants do this because these lines of piggybackers are what I personally have witnessed about 90% of the time. There is absolutely no attempt by management to enforce the one car at a time rule. It s really frustrating. Management is slow to fix the gate each time it happens. They have also lost all of the remote controls that used to be available for impatient tenants to use instead of the cards that require those two extra seconds.
THE UGLY It seems like crime inside the complex has increased some since the transfer of management. Not to a huge degree, maybe one reported crime every few months, but still an increase. My guess would be that the increase is related to the consistently broken gate situation. Also, management has taken to towing some resident s cars. I don t know why. However, half a year ago they DID post a warning that they would start towing cars that don t have parking permits, and I HAVE noticed that the vast majority of residents still haven t bothered to get those parking permits (or at least they haven t put them on their cars). So I m not sure if that s the reason. Lastly, I completely agree with previous posters that the new manager is clueless about how to run a business. She will not return phone calls even when she promises in person that she will call you. She will continue to refuse to call you even when weeks later multiple reminder messages are left to remind her. After a month had passed, I gave up trying. She made no attempt to court my business when the time came to renew my lease. In fact, she flat-out acted rudely towards me refusing to even look at me much less speak politely towards me. She gives off a definite air of not caring at all about residents. I have seen her gossiping with friends in front of the office, actually complaining to them about having to work, in full view of everyone, and while ignoring customers who were waiting! Overall, she just comes across as extremely unprofessional and as having no idea how to run an apartment complex. Having lived in apartments for a decade and experiencing at least 5 different management companies, this is by far the worst management company I have ever experienced.
BOTTOM LINE If you are okay living in a place where you are almost guaranteed to hate the management, but where the apartments still look good inside and out, then Aventine will be fine for you. Like I said earlier, at least the lower ranking staff members have consistently been polite and professional.
