We moved here in late April of 2007 and we were told that the gates are open 24/7. When I lived at their sister place (Indian Hills) they were in the process of making all Olen Properties gates open 24/7. So I'm not sure why people are complaining saying they are always open.
The office staff is very nice and is willing to assist at all costs. The property manager lives on the property and I've seen her working late in the office and walking around the property talking to the residents. They have cleaned out the negative office staff, but the girls in there now are wonderful.
The maintenance staff have been great. I had a flat tire a few weeks ago and was waiting for AAA to come. One of the maint. crew saw I was in trouble and put my spare tire on for me and wouldn't accept a gift or anything! Just a thank you was all he wanted.
I love that they give out muffins and juice every Friday morning. They start at 7am and by 8am, its all gone.
They have special events for the kids and resident appreciation week.
In terms of ants...welcome to South Florida. The complex offers free spraying every Wednesday. You just have to put your name on the list. They leave a card letting you know they came by.
There is a security guard parked in front of the main clubhouse every evening. He should walk around more, I only see him walk to the pool and around the smaller section apartments, but he is very friendly and his services could be utilized more.
The only true complaint I have is the crazy drivers that don't like to go around the circle and make a left towards the dumpster without going around. I had to slam on my breaks the other day, because a big yellow truck was impatient.
Everyone has their own experiences with where they live...we've just been lucky to have a very positive experience so far, and are planning to renew our lease in a few months.

Funny how your review is almost word-for-word the same as some of the other positive reviews. I wonder if you're a member of the staff, really.
I have been in this complex for two years, and during that time I have NEVER seen the manager walking around and talking to the residents. Blatant lie. It is most certainly NOT a frequent or common ocurrence.
I've seen the security guard perhaps three times, and once walked by him on the way to the dumpster to find him sitting in the vehicle smoking weed. Nice, eh? No wonder there are so many teens and people in their early twenties sitting outside late at night, drinking, fighting and smoking weed - with NO INTERFERENCE from "security".
As far as the excuses for the ant problem, get your head out of your rear. I've lived in South Florida for over 10 years and this is the ONLY place I've been in with a consistent and continuous infestation. Seeing as there's a problem, having to put one's name on a list is bullcrap. The spraying should be done for everyone without there having to be a request. By the way - 2 years, and this is the first I've heard of a "list" and was not made aware of a list when I've complained of the problem.
If free muffins and an ocassional movie night are what does it for you, great. But seriously, the money that's paid out here (over $1000 for a tiny one BR) for cheap carpeting, cabinetry and appliances, office staff with MORE than a little attitude - when they're around as the office is frequently unstaffed with people waiting in lines for them or their packages - and crappy amenities, well, it's beyond a rip off.
Just to put a spin on this: I jog the complex twice daily, in the morning and evening, so I am aware of whether a security guard is around and doing his job. I also telecommute half the week, and am here to know whether the manager is out and about talking with residents. Additionally, as I telecommute, I have need to go to the office frequently for packages and such, so I'm very much aware of how often the people are there, their attitudes and suchlike.
As for your post - seiously, what total crap!

I am a resident of this community...live in the pet section. I will agree with you on the security guard. He just sits in his car and walks around by the pool or around nearby on his cell phone. To me, what's the point of having him employed?
The only reason I knew about the list for the pest control, was the first time I noticed a problem, I called the office and they told me they will put my name on the list for the pest control to spray that Wednesday. Its not a waiting list. I do agree with you that we shouldn't have to call every Wednesday to have them spray, it should be done automatically. But since they aren't changing their rules, once is week is better than nothing and just remembering to call is my problem. If I had a problem with my appliances, I would have stated that, but I haven't. I also can't help the times that you job twice a day and don't see the manager...I don't know what to tell you. I see her a handful of times talking with people while she is walking her dog in the evening or walking back to her place after work. I will agree with you on the certain times I had to wait 15 minutes for a package because all the leasing agents are out showing the property. It sucks, and they should have someone in there at all times, you are correct. I'm not sure why you are still living her if you feel so negative about Quantum.
