Bug infested - all the insecticide in the world won t solve this kind of serious infestation. Entry Gates are broken and never repaired so they are open 24/7 providing no security whatsoever. Buildings leak when it rains, and maintenance people are rude and ill-equipped to handle repairs. Interiors are poorly designed with cramped living spaces low-end appliances, cheap carpeting with few amenities. Parking is scarce with cars continually double parked and blocking streets and driveways. The Pool has a long history of leaks and is closed often for repairs that have never been successfully fixed. Exercise Room is small with old equipment and poor air conditioning. Poorly run /managed - the Leasing Office is staffed with a few clueless and/or non-caring paper pushers and the Leasing Manager lives in a dream world all her own and seems oblivious to everything. I could go on and on, but do your own due diligence, research and see for yourself. My advice is to run don t walk away from there!
I am waiting for my lease to end so I can move out!

All of this is so true, and more! I have a few more months on my lease and the ONLY reason I'm waiting is because this place is sue happy. They are notorious for going after everyone and anyone in court for even $100. Look it up folks - public records are a beautiful thing. Take it from someone in the legal field.
I have put up with ants, continuously. Neighbors who pile families of 6 into 2 bedroom units. Parking problems. Vandalism - a neighbor had his car keyed. Teens drinking, smoking, fighting, hanging out til all hours of the night in the streets. Neighbors who deal drugs - TRUTH, had one of them try to sell to me! No security, regardless of there being a hired guard.
As for the units: the overhangs leak; the walkways and streets flood - my car tires were covered halfway up with rainwater during one particularly heavy rain; the tiles, carpet, paint, appliances, cabinetry are all low-end - nothing is "luxury" folks. Check it out, definitely. The gym is not state-of-the-art. The pool is not always available. And don't believe that the basketball court is only for residents. It's not.
There is no "15 minute wait" for office staff. I've waited more than half an hour, left, and come back and still no staff when I needed to pick up packages. As for the claims about the staff, it's sadly very true. I've worked with one staff person who is very nice, but when something needed to be gone over with the Manager, she needed to have everything reviewed, needed a day to talk to someone else, when I followed up a couple of days later, she had no idea who I was or what I was talking about. Wash, rinse, repeat. The lady who does the accounting is about as mean as a snake and is nearly the rudest person in a customer relations capacity I've ever had the misfortune to come across. She seriously provides a poor representation of Quantum, if they want to give people the impression of a "friendly, helpful" office staff.
There are several beautiful, well-maintained, cost-commensurate-to-quality complexes in the Boynton/Delray area. It's honestly worth the time to shop and look for yourselves.
