Nothing is done, communication is poor. The security gates have been non-operational for months. The work-out room has not been open for months, the clubhouse has not been open for months. The pool just opened (found out by word of mouth) after renovation - on Memorial Day. It is now cracked (they say vandalism) and has been closed for 3 weeks now during the heat of the summer. No word as to how long that will take. It still has water in it and a No Tresspassing sign on it. Yes, Tresspassing was spelled like that!! Lighting is poor to none. Parties are planned and never happen with no acknowlegement as to what happened. They give you a low apartment price, you sign on the dotted line and then come all of the extra added fees. No credit though for everything that is closed or non-operational.

Run like hell!

The community is spending millions of dollars and is adding a brand new fitness center, all new landscaping, new pool furniture with an expanded deck, a new BBQ grill area, WiFi at the pool and clubhouse, a brand new business center, a redesigned clubhouse with a billiards table and large screen plasma televisions. The community has already finished painting all of the buildings and installed all new roofs and gutters. All of the apartments have received brand new GE Clean Steel appliances and brand new energy efficient air conditioning systems. Many of the apartment interiors are also going through renovations including new cabinets, counters, plumbing and light fixtures, wood plank flooring, new carpet, etc. Construction is never pleasant and there can be many unforseen roadblocks and distractions. The staff cares and is doing everything possible under the circumstances to accomodate every resident and thier needs. Unfortunately, as the saying goes "you can't please everyone".

In *April-2008 we were told that the Business Center/Re-designed Clubhouse with WiFi, billiards table, large screen plasma T.V.'s would be open in about 3 weeks... The fitness equipment arrived 2 weeks ago. They still don't have either open. The pool still has a No Tresspassing sign on it, from 7/1/08. Yes, it is spelled that way... What amenities? Facts are facts.

Clearly the first anonymous poster is angry and the community response is a little too rosy, but there are points to be made on both sides. I am a current resident and I have no connection to the management company or any of the staff. Here's my take on each point: - "Nothing is done, communication is poor." This is pretty much true. I have had to remind the office of work that was promised to be done and even with that, some of it is still not done. Every time I remind them it's as if it's the first time they've heard of it, but they are usually quick to try again. It's seems that if it's something that can't be completed right when you remind them, they'll forget to come back and finish it. They have a system in place now where they leave a tag on your door (monthly, is it?) and if you have something that needs to be fixed, you mark it on the tag, put it back on your door and they'll look at it on the date scheduled on the tag (usually 2-3 days). Of course you can go to the office whenever something's wrong, but you may need to keep reminding them. -"The security gates have been non-operational for months." True. I was told the communications line for the gate system was located in the clubhouse/office, which is still under renovation. I'm not happy about this either. For some reason, gates weren't always closed even before the renovations. -About the pool: Yes, it was only open briefly. I don't know when they discovered the crack, but if they knew about it before the remodeling was done then it was ridiculous of them to try to let it slide until someone started picking at it. It would have been better to repair it while it was closed anyway for the new pavers to be installed, but I don't know if this was the case or not. Last I heard, it's tangled in a construction permit mess. Who knows how long that could take. As a side note- we are about 10 minutes from Coquina Beach. I've always gone there more than the pool anyway. -"Lighting is poor to none." I've walked this property late at night and can't imagine where you are talking about. Personally, I think the big super-bright lights right next to each door are overkill. The carports all have bright fluorescent lighting, too. -"Parties are planned and never happen with no acknowlegement as to what happened." I never go to any so I have no idea on that one, but maybe that's an indicator of why they might get canceled. (P.S. "acknowledgment" was spelled wrong.) -"They give you a low apartment price, you sign on the dotted line and then come all of the extra added fees. No credit though for everything that is closed or non-operational." I can see how this resident feels this way. Be sure to get all the details before you sign the lease. Absolutely no utilities are included, not ever water, sewer, or trash (which is normally included for rentals in this area). A washer/dryer combo and microwave is included in each unit, which is not normally included at other places. What I don't like is that the new "valet trash service" (you put one small bag of trash in a provided container, place it outside your door during the allowed hours, and it is picked up Sunday through Thursday) will be a mandatory and at an additional cost. Those of us who already have leases signed prior to the start of the service don't pay for this yet. Dumpsters are supposed to be removed at some point and compactor(s) will be at the back of the property. I don't like that idea either. It's true that there are no discounts for the amenities not available, but I didn't expect there to be. -"The community is spending millions of dollars and is adding a brand new fitness center..." I like the addition of the magnolia trees. The new pool furniture and deck were nice, too, for the few weeks it was open. -"...a new BBQ grill area..." Also a nice new addition. True, but why do we have refrigerators with ice makers but no water lines run to use them? The thermostats for the new A/C units are actually a downgrade. There used to be programmable timer functions, but the new ones don't have that. Thermostats aren't model-specific. Not sure why these were swapped for something of lower quality. Also, the new thermostats are a different shape, so now there is an outline in the older paint color behind the new thermostat. (not a big deal, just a minor detail most likely overlooked) -"Many of the apartment interiors are also going through renovations including new cabinets, counters, plumbing and light fixtures, wood plank flooring, new carpet, etc." Hmmm. This one is not as simple. As I understand it, there have been a few test renovations in some of the units, but no widespread interior remodel of cabinets and plumbing. The cabinetry in the the two units I have lived in were the same worn old formica that is badly in need of replacement. I am honestly embarrassed about the condition of the cabinets when I have guests over, but worst of all is the absolutely junky and abused-looking bathroom sinks and faucets. Checkout the actual apartment you are interested in! It can be a big difference. The last unit I was in had a bathroom in good condition, but a terrible kitchen- now it's the other way around in my current apartment. To be fair, the new flooring, light fixtures, and appliances look very nice. -"Construction is never pleasant and there can be many unforseen roadblocks and distractions. The staff cares and is doing everything possible under the circumstances to accomodate every resident and thier needs." My impression is that the schedule for completion of the renovation & new amenities that was given initially to us residents was unrealistic and is now causing some residents to grumble. This is not the cheapest place in town and those are the extra things that justified the price. In my experience the staff has always been pleasant and responsive (just forgetful on the maintenance side).
