There is always some place better to rent if you look hard enough.

When you have to continuously call or go into the office when reporting an issue or problem that should be a clue someone is not doing their job. The maintenance people cannot fix a problem if they are not told one exist. I had the maintenance supervisor tell me this himself. For the most part, when they are aware something is broken they act on it promptly. Sometimes it does take a second or third time to resolve a maintenance issue, but they do manage to resolve a problem the first time around.
The solution to getting your problem or issue fixed is to force the office staff to acknowledge you indeed have a complaint. I strongly suggest you personally make your complaint in person. Be calm and diplomatic in the way you handle yourself to them, this will get you further than screaming and yelling to get your point across. I would then suggest investing in a small notepad or notebook just for such issues or complaints. Once you have informed the office staff of your visit to their office, then demand they sign and date your paper acknowledging they were indeed told and have entered it into their system for resolution.
No, I am not one of the office staff making these suggestions, but a former tenant who had numerous complaints, problems and issues that for the most part fell on deaf ears. I have learned from my mistakes of not documenting things myself, but entrusted the staff to do it for me. When I moved to my new apartment I did take it upon myself to document and have the office staff sign it. Needless to say I have not had a problem or issue that hasn t been resolved in a timely matter. It could be that the office staff at my current apartment complex cares about their tenants. If for some reason the staff at Reflections refuse to sign in your notebook that something needs resolved, I would request to speak to management about it.
When I did the pre-inspection walk through with the maintenance supervisor, I went in every room with him. I asked what they deemed general wear and tear. I also asked about painting the walls where the patched nail holes were, he stated to me they paint each apartment after a move out unless it is in pristine condition. When I did the final walk through I was made to wait over 30 minutes for someone to inspect the apartment. I had the actual manager of the complex do the walk through. I found it funny that she questioned why there were all kinds of fuzz stuck to the walls underneath the paint. I told her since they don t hand out paint even for touch ups how did she think it got there' It was done by whomever they have paint the apartments. During the walk through I informed her of my conversation with the maintenance supervisor in which he stated the apartment was in great condition compared to what he usually finds. I proceeded to hand over both key cards to the gates and the keys to the apartment. I asked if there was any problem what so ever with the walk through and if anything else needed to be done. I was lucky in that I did not sign off that I turned everything in and within the allotted time received the deposit back in full. Again this is where having the notebook with a description of the action that had taken place and then signed by both parties and if possible a third party.
As far as the office staff. There needs to be some kind of retraining. They soon forget that they are at a job that requires them to work with the public. For the most part people who either call or face them personally have legitimate complaints and want a resolution, not to be ignored. People pay good money to live in a place that is supposed to be free of disharmony in any way, shape or form. Do not use the excuse that Casselberry is a college town and that because of that you are expected to put up with everything under the sun. That is the lamest excuse I have ever heard. If I was running Reflections I would seriously have to consider on whether to rent to college students or not. My goal would be to have long term tenants versus the stay of a college student whose main goal is to party until the cows come home. My selection at my current complex was based on long term tenants versus short term, tolerance of inconsiderate tenants and noise factor. And I must say and do say that I have found an apartment complex that truly care about their tenants.
It all boils down to how professional the entire staff is at a given complex. If you have just one part of the equation being unprofessional it affects the entire complex. Be diligence and professional in your job and it will show throughout your community. Do not except second best, be proud to be known as the apartment complex that does not tolerate inconsiderate, rude or obnoxious people.
