most of the reviews pertain to the bug problem and the maintenance problem.i totally agree. after almost 4 months of complaining about outrageous electric bills, 280.00 and above, and maintenance coming out at least once a week (averag in that time) they finally replace my unit stating that my compressor wasn't working. did it take 4 months to figure that one out'''' and while most decent complexes will reimburse you for any amount over an average summer electric bill, they will not even consider it. in addition, don't dare go past the 3 day late notice, it will cost you at least 350.00, even though i was told it was 250.00 as i was getting ready to turn in the total amount with the 250.00 attorney fees, which is what the manager told me it would be, at the last minute i was told by the assistant manager (she is not dealing with a full deck) she tells me no it's 350.00. also even though this was around the 28th of the month they would not accept the 845.00 plus the 350.00 unless i had the following months rent as well. looking back i should have researched my lease and consulted with an attorney because i found out that's not legal. and the reason why we were late on our rent' our electric bill is due at the same time rent comes due, and with a 300.00 electric bill, i just couldn't do both. consequently we pay late every month, but that will change now that our bill has finally gone down to around 120.00 since they gave us a new unit. debbie the manager is nice and is usually willing to work with you if you just keep the lines of communication going, but the assistant manager is the one to watch out for. i don't understand why she still has a job there. she's NOT a people person at all, she's rude and very unprofessional. i remember when we were filling out our personal info on the applications, her daughter sat at the table with us looking at everything we wrote down.what a strange vibe i got from that. and the assistant manager is the one who at the last minute told me the attorney fees are 350.00 not 250.00, even though our paperwork clearly stated 250.00. she said that she would check into it and if there was a mistake on her part she would credit our rent the following month. of course that never happened. the worst part is that there seems to be no management company running this place. from what i have heard it is owned by a private individual and there is no contact info. on this person. as for the good, they are very spacious, more than enough closets and they are huge. i actually love my apartment and my neighbors are quiet and good people.my biggest complaint is this assistant manager. she always contradicts herself and as i stated before she is very rude and unprofessional. as for maintenance i'm mixed. i like the head guy. very outgoing, but i think his hands are tied as to what he's allowed to do.one comment he made to me when i brought up the credit towards rent for the high electric bills all summer, he stated to me "we just gave you a brand new 1200.00 a.c. unit". i'm sorry but when you rent that's part of their obligation if you have a malfunctioning unit that is causing excessive electric bills, and not just that but when we would come home in the late afternoon it would be 88 degrees sometimes higher, and finally by 3am it would go down to about 78, just to start the cycle over again when the sun came up. the air would run constantly but would not cool the apartment.

I am another resident here who cannot afford to move...due to electric bills ranging from 400-515 per month. Yes, that assistant manager is extremely rude and nasty, especially when you catch her in the wrong.
The kids here run amok. Crime is terrible. Break ins and car break ins.
Vandalism. Poor maintenance. Wonderful neighbors, and some real strange-o's.... creeps hanging out in the so-called play area at night,
in the parking lots, around your building...we have only one salvation:
a state trooper who lives here. They seem to back off when she's about.

To all those who read this. If you dont pay your rent do you believe that you should be allowed to live for free? A/c's alone don't run up your bill. It seems people only want to complain when the get put up under eviction. I live here also and love it. The maintenace has always helped me, they even helped me get my car started when the battery died.The head maintenace and his assistant are very good at what they do, as for the other guy he hasn't done any work in my apartment so I don't know if he is any good but i'm sure he's just as quallified if he works for Cruz.I hear alot of complaints from esidents, But most of them are the ones that the other comment was talking about. If you don't like sandpiper then move because most of us love it here and are responsible enough to pay our bills to keep living here. Keep up the good work sanpiper staff.

If you have a heating and cooling unit in your apt. that does not work and you have to pay $280 electric bills until management replaces the compressor, that shows extremely poor mgmt. This apt. was rendered unlivable due to management's cruel, reluctance to remedy the situation. If my complex refused to fix or replace air, I would be angry, too. While not going as far as eviction, I would have contacted apt. owner, and an attorney to get out of lease. Broken air conditioning in Florida raises electric bills more than any other type of electric. 88 degree temperatures are sweat box conditions. Lovessandpiper should try living in it, and pay $280 per month electric bills. Or you could "fess" up and admit you either mgmt. or friends of mgmt. or owners. Maybe you are used to living in high-priced shanties with no air conditioning.
