I lived here for a year and recently didn't renew my lease. To dispute the rather agressive pro-Audubon comments made earlier (probably by one of the leasing agents), I have been leasing for over 5 years, here (Tampa area) and in NYC. My problem isn't with the fees/rent. For the most part, yes, they exploit you, but so will Post or Camden or any of the other properties. If you pay your rent on time and read the lease, you are considered forewarned.
However, the apartments are DEFINITELY not luxury. The 'tile' floors are the lowest quality possible, the walls are thin and maybe 1/4" drywall, the bare minimum, the patios flood, and soundproofing is non existent. As for the leasing office girls, the manager is in fact as described (unhelpful, rude, when she's actually there). The leasing agents are pleasant, and I'd certainly rather have someone smiling than being rude. But sitting there smiling like a jackass and not answering my questions with a concrete answer, as they usually do to me and my neighbors, is bad service. I understand the turnover is high, but come on. We had problems with plumbing, noise, and our disposal that all required multiple calls. Maintenance was great, and at one point came out at 11pm on a Friday night to fix something. But the apartments are very cheap, as most people over the age of 18 should be able to deduce with the naked eye.
The big problem with Audubon is the same thing others have cited. The tenants. I had the most incredible white trash you can imagine living around me. I'm not super pretentious, and I don't drive a luxury vehicle and walk around with my nose in the air. The honest truth is the tenants are 80% white trash, 10% retirees, and 10% ok people. I'm talking beat up pickups double parked, unsupervised children around age 8 running up and down the stairs at all hours (I think this is the same kid someone else saw practicing throwing his baseball on cars, FYI I nearly called HRS on his parents). The parking situation basically seems like a scam to force people into paying an extra $100 a month for garages made of particle board (look at the inside if you don't believe me). There was a family of 5 living under me in a 2 bedroom apartment with a giant dog who would chain smoke on their patio and throw their cigarettes all over the complex. Nice. Then you get the noise, which made it impossible for me to sleep or even watch a movie or read at times, and management has so many vacant units they won't do anything about a noise complaint. They want to fill the units, not maintain the professionalism of the complex that drew me in the first place.
All in all, I can see how at first glance people would like it here. The grounds are beautiful and the outside of the community is very nice. However, speaking as someone who actually lived here, I can tell you to PLEASE think twice. It's noisy, your neighbors are scary, the construction is cheap, and all in all, there are much better apts to be had in the Feather Sound Area. Echleon at the reserve is nice. The company that owns Audubon also owns Pelican Landing and Vinings at Countryside, the former of which is next to Audubon and now resembles public housing. They've already ran those complexes into the ground, and Audubon is not far behind. To the previous commentor, I'm sorry if you dislike people talking badly about your home, but we're all just telling the truth. And don't worry, we are leaving. I'm sure you'll love the tenants who replace us.....trailers, mullets, cigarette butts, and all.
