I don't even know where to begin with this place. By far the worst place I have ever lived in my life...and I have lived in some pretty lousy places, like a car. What makes it worse is the property management. They do not answer the phone at the office, even though there is usually 4-5 people "working" there at a time. And I dont think I have ever received a returned call from them regarding any matter, especially if it is going to make them money if they decide not to address the situation. My main mistake was not viewing the property before I signed. I was several states away and was trying to get into a place without flying down first. No problem, I shopped around and this is what I came up with, the price was right. They were very helpful in getting me through that whole process, but once you are in, you are pretty much screwed. When I arrived, I opened the door to a hot dark apartment. Once I got some lights on, I started doing my walk around. There were dead bugs all over the window sills and the carpet. I lifted the toilet seat and the entire under side of it was covered in mold. The bathtub still had scum on it from the previous tenant. Windows were dirty. The Bathroom sink doesn't even have a cabinet below, so the plumbing is exposed and there's like an 1/8 inch layer of dust and build-up on the pipes in plain view. The kitchen counters look like quality material in the pictures...they're not, its paint. So where ever you have things sitting like a microwave and you move it, it scrapes that paint off (which they will charge you for when you move out). Some of the Kitchen tiles sound hollow underneath, so be careful not to set anything heavy there or they might break. There are no ceiling fans or light fixtures in any of the rooms except the kitchen and bathroom lights. The bathroom does not have a vent fan, so showering makes the whole apartment a swamp for a while. They claimed the carpet in my place was brand new....I am sure it was not. Like a week after I moved in, there started appearing some rather large stains, I really cant believe I was the culprit. Every time I clean them, they come right back. I can only draw the conclusion that the stains are rising up from the pad underneath....New carpet my a**. The Exterior is so-so. Up by the office its nicely landscaped. The ponds near the entrance have a horribly sulfuric smell though. Once you get down deep into the complex, there is trash left from tenants who cant seem to find the trash cans or dumpster. No grass either, just sand and dirt in front of most of the apartments. When you are cleaning and you set your trash outside to walk to the dumpster (a half mile away) dont do it after dark because it will be swarmed with rats before you can make the journey. There is a pack of ferrel cats that live in the bushes near my unit that some elderly, very odd foreign lady feeds every day. Wouldn't be a problem except they are disgusting creatures that get aggressive with my dog whenever we walk by the bushes they live in. Can we say rabies' I told them about it and they said there was nothing they can do. They say they have regulations on pets, but I found that not to be the case when my little 12 lb dog was attacked by 2 different pit bull mixes that their owners couldn't control. Bitten once on her face. If you have children, be careful where they play, people drive through here like its an Indy 500 circuit in their little rice burner fart can exhaust cars, despite the speed bumps. If you are female, I hope you dont mind being "holla'd" at. There are kids that hang out at the pool (in street clothes) and wander around "psst, ay girl" all day. The laundry facilities are filthy, and most of the time dont even work, but it will take your money. They posted a notice that they are spraying for bugs and to sign up to have it done, well I did twice now and they still have not shown up for it. I even boarded my dog one day for them to do it and still no show. And finally. Know this, they will take your money and look at you and smile when they do it. Rent is due on the 4th, so don't be late, they don't tell you this when you sign up, its 100 bucks no matter what. Im a veteran and live off my veterans benefits while I'm in school, sometimes that money doesn't hit my account until the 5th or 6th, they are not flexible. So, I have to give them the check on the 4th and hope the check doesn't go through until after I get paid (happened once, the ISF charge was about 200 bucks after it was all said and done). They even LOST one of the rent checks I put in the drop box on time (July 4th holiday weekend) and these crooks still charged me the $100 late fee smiling the whole time. I think its a running joke with them up there to see if they can get a hundred bucks out of me each month. So its coming on time for me to renew my lease, its not going to happen. Last Saturday they put this notice on my door..."Please contact the leasing office at your earliest convenience. This is regarding your lease renewal and is very important we speak with you." I called them that day and got no response, even left them a message. I tried back on the following Monday and they told me I was 3 days past my 60 day notice mark (that I knew nothing about), and that if I wasn't re-signing my lease it was going to cost me 20 bucks a day for the 3 days I was past due on signing the paperwork required to terminate my lease. So, their incompetence has yet again cost me, all because they can't return phone calls. Their same old excuse was they didn't get the message. This place should seriously be investigated, they will do anything they can to short change you, or charge you for no good reason. Now I have to go kill a roach I just saw walking across the floor, I hope you take all this into consideration when you make your decision whether or not to lease here.

You should contact channel 13 news about it. Thats what I did when I lived there and they made me go a month during the summer without AC because their dumb repair guys had no idea what they were doing. It wasnt until i contacted channel 13 that they took care of the issues. I wouldnt pay that $20 a day fee. I would tell them to go to hell and show your phone records that you tried to call them but they didnt answer.

This has happened to us as well. We are a family of 4 living in the 2/1. We have 2 small children. We are leaving in November due to them telling us about the 60 day notice purposely late by 2 weeks so we would have to pay them pro-rated rent if we gave our 60 notice that day. They tried to refuse our "Third Party Check" this month, though this is how we have been paying them for the last year. When I asked her to see the lease and why werent we notified in a hand out that this was no longer aloud she practically ran into the other office to "negotiate" it. When my Husband went into there today to talk about not Renewing our lease the phone rang, he watched in Amazement...No one picked it up. They both sat there, no one was busy! After Repeatidly telling my husband that they are sorry and they didnt want us to leave. We are seriouslt fed up with this place. The roaches have become un-believable. I mean when they came and sprayed they are seriously coming out of the wood work. Dead of course but i think we have counted 33 in the last week. It's like it attracts them to kill them. We had a nest of brown widow spiders outside...unlike the black widows they are 10 times deadlier. Our airconditioner leaks...it forms puddles in our living room. They come and fix it every other month, which brings our bill to a whoping 200 dollars or more. I know we live in florida and there will be some bugs, but this is like the mother nest. It's pretty bad and it has only gotten worse. It wasnt this bad when we moved in... Its just gotten this bad. Also... We have had our rent check mysteriously gotten lost about 4 times now. We now personally hand ours in, watch them cross it off the list. My mother has been placing calls to the Managing Company but they arent returning the phone calls as well. Sadly...were stuck until November :(

The office staff are idiots and thieves! We didn't know about the 60 day notice either and when it got close to 30 days before our lease was up, I contacted them because I hadn't heard anything. Well apparently they put a notice in our door - yeah right! Said it wasn't their fault if the notice blew away in the wind and I didn't get it. I would have to wait out the 60 days before I could move out paying a month to month rate. Total BS! Oh and they told me I should have read my lease because 60 days was noted in my lease. Well when I first signed my lease 3 years earlier, they were owned by a different company and I was told at that time we only needed to give 30 days notice. Again BS on their end to milk you for every penny you have. When we finally moved out, we left the place a mess on purpose knowing full well they weren't going to give us our deposit back anyway.

my neighbors didnt know anything about the 60 day end of lease notification and were told they had to pay 3 months rent to leave at the end! we werent given the same apartment we looked at- we were told it wasnt ready- it wasnt the upgraded apartment we were told we'd get. We were told we had new carpet when we moved in and now there are insanely huge black stains everywhere! I used my own steam cleaner and had a professional come in- the pads underneath were the problem...this also explains the constant smoke smell when none of us or the neighbors smoke. we went several months without functioning A/C this summer, the dishwasher runs out the sink and on the floor and the bug problem is horrible. The tiles in my shower collapsed inside the hollow wall and flying insects came out- the bug guy said they were probably termites. We have a LIVING baby roach issue *i spray my kitchen down with clorox daily* and some nasty spider webs and nests in the back area- the window seal is cracked and they get in.....I cant wait to get out of here- may cant come fast enough
