These VERY overpriced apartments leave much to be desired. The *NEW* management staff is horrible. The property manager is rude, condesending, and doesn't have a clue! I have seen more people move out since she has been here than all the 36 months I've lived here put together. I am out-of-here when my lease is up this summer. The pool is nice, but the hot tub is rarely hot (and don't expect the jets to work). The gym is a joke. The maximum capacity should be 2 people. The residents in my building are extrememly noisy. Oh, did I mention the raccoons' They are EVERYWHERE. And the residents are told in the newletter that the 'coons are annoying, but there is nothing they can do about it. The wall in my bathroom is falling apart from water damage, the sink has rust (which the maintence staff painted over), but the rust just spread over the paint, the door is rusted (and I was told that it was too expensive to fix)and the blinds don't work properly. This complex wasn't worth it before the new management and it certainly is not worth it now. Just having to deal with the sloth in the leasing office is reason enough to STAY AWAY!!!! I will be leaving here ASAP.

Mrs. Kline, as Tenant this is the fourth time I am requesting the maintenance of some things in apartment 6-306. Please find attached a copy of the letter you received on 7-10-07, it was signed by the person you designated to do it because you were busy at that moment to speak with me, something that always happens. On Monday November 19, I came to your office to speak with you about this situation because one of my requests on the letter was very important for me, but you were traveling and you were not coming back until next Monday after the Holydays. However, I spoke with Pamela Martin, but we could not find any letter with the list of things to do as I requested before in the file. On Monday December 3rd, I came to speak with you, but you were busy again. Consequently, I spoke with Lina Canton and I explained to her the situation about the letter; about the resurface of the bathtubs; about the carpet change that is part of our contract and has not happened yet after 8 moths; about the Pool situation because for more than six months the Pool has been a risk for swimmers??? health; about the Gym machines that are not working properly; about the lack of stairs and halls cleanliness and some other things that call my attention as Tenant. Finally, Linas???s answer was that nothing of this would be fix for now, except the Pool and the Jacuzzi. On Wednesday December 7, I came to your office again to speak about the resurface of the bathtub because it is urgent for me, and I spoke with Pamela Martin who is a very kind person, and she asked me for one copy of the letter I sent on July 2007, besides this she told me that the bathtub was not going to be fixed until January 2008. If I ask for something about the apartment, the answer is ???as per the contract???, but if I need something as a Tenant then the contract is a joke. I am going to mention all the aspects that need attention for the property and tenants benefit. I have been living here for four years an a half and this is the worst property management I never saw before in this complex. ??? Security has been an issue ultimately, I know about some situations that make think that the security topic is being worse and worse. ??? In this side of the complex I can find pieces of cigarette on the floor, but close to the basket-ball area, I find pieces of cannabis, not to call it drugs. ??? The cleanliness of the stairs and halls has been an issue for the last year, since you came here just one time somebody came to clean. ??? The stairs are broken and it looks much deteriorated, besides that it could cause an accident to somebody. ??? The pool has become a problem due to the lack of maintenance. ??? The Jacuzzi never works well, and now it is not even possible to keep it with water. ??? What is going on with the preserve area, I saw machinery working there and I am sure that the city would be very upset if they know that somebody is damaging native species. ??? The Gym equipment do not work properly, some has missing parts and others work when they want even if they are connected. ??? When I go asking for A.C. filters to keep working well the equipment in my unit I have to wait days for you to get it. I have been requesting some repairs and services since July as resident of apartment # 306, this is the list I sent with the attached letter: ??? AC ducts: - We believe there is a lot of dust inside the AC system. Could it be possible to clean it or do any maintenance? ??? Guest Room: - Blinds are not working well and one vertical is broken (it looks that the material is too old). - Bath tub needs paint again, the old one is coming out, and it also needs caulking. ??? Master Room: - Sink needs maintenance, it is becoming rusty. - Bath tub needs paint and caulking. ??? Balcony: - The railing needs maintenance, the paint is coming off. - Exterior Doors (Storage and Bedroom) need maintenance, during the last 3 years we have been cleaning it to keep it well, but now they need paint just to keep it save from the weather. ??? Kitchen: - The refrigerator??? vegetable box (bottom box) doesn???t work properly. We found out it is broken, we need a new one. - The filter over the stove is too old, it needs a new one. (it was done in July) - The part against the knee wall on the back of the sink is getting damaged because of humidity; it needs to be sealed to prevent future damages. (it was done in July) - The base board against the floor underneath the sink was damaged by a liking that was repaired 6 months ago. It doesn???t come out cleaning it, it needs to be painted. - The carpet change was part of our contract and has not happened yet after 8 moths. If you have any question please let us now, I have information that can support what I am talking about and I can make a copy for you.
