Overpriced, inattentive management and lacking proactive maintenance.

The Cove is located on a tidal basin area of the Halifax River, just off and near the intersection of Ridgewood Avenue and Beville Road (not the best area of Daytona ? many small seedy motels and numerous 'street' people). The unit?s primary clientele appeal appeared to be it?s close proximity to the Embry Riddle Aeronautical University and Daytona Beach Community College facilities; as well as it?s fewer than 200 unit size, which we considered a plus.

The units are of two and three story frame construction, with minimal insulation between individual units, thus allowing for very noisy situations at times; including televisions at a normal volume, every foot step on second and third story floors and any moan or groan from individuals in neighboring units. The complex?s entrance area, leasing office, swimming pool and combination laundry/exercise room areas were extremely well maintained and landscaped; however the apartment units themselves received minimal attention in that regard; with mostly native vegetation surrounding the apartment units, and with extremely dense brush and undergrowth in very close proximity to the rear of most units; making for a potentially lethal fire hazard. Other than the previously mentioned swimming pool and exercise room, there were no additional on-site recreational facilities.

The complex has a security gate system consisting of four electrically activated gates; which frequently malfunctioned, and were often left open, at times for days. The parking area lighting was adequate; however, the outside lighting on several of the complex?s buildings and walkways remained non-functional for as long as several months. The interiors of the units, including kitchen appliances were for the most part clean, but showing their age; and maintenance requests were usually, although not always promptly and adequately addressed; and in many instances, workmanship appeared to be a difficult achievement; especially, with no noted follow up by management personnel.

Except for the leasing office and main entrance area, there were no apparent or continuing preventative maintenance practices evidenced on the individual apartment units; and the few on-site maintenance personnel were not well ?motivated? regarding quality of work standards and customer service aspects of a service orientated business. The Cove?s management personnel similarly did not demonstrate an aggressive commitment to customer satisfaction; but, rather to the marketing and leasing aspects of the units.

Overall, the apartment units were considered adequate, but excessively priced in comparison to other similarly configured and newer feature rich complexes in the immediate area. However, with all of the mentioned ?warts?; and reluctantly, we would continue to recommend referrals to this leasing complex for the present.
