Has its problems, but a nice place to live.

We were initially attracted to the Cove because it is a gated community (gates do have frequent problems) and is heavily wooded, which provides privacy, shade, and wildlife.

Parking is adequate most of the time (i.e see parties).

The landscaping is very nice and a lot of it is natural, particularly at the rear of the units. To us, this adds to the beauty of the property. The grounds are very nice and the problems with trash in the area are due to the tenants. We do not understand why people trash the place they live.

The construction of the units, however, leaves much to be desired, in particular the insulation. The comment that a prior resident made about hearing every footstep above you is true. You can learn to live with that. It is the parties of the college tenants that can be extremely annoying. There is not enough insulation to deaden the sounds of a stereo playing full volume accompanied by the screams of "Let's party" and "Yahoo", not to mention the sound of numerous people stomping around above you. The complex caters to college types, thus it is hard to get away from this type of nuisance. Parking also is at a premium during these events.

On the other hand there are not many annoying children in the complex. We have only seen a few children around and they have not been a problem.

As far as the staff is concerned, we have been treated very well by the leasing staff and the maintenance crew are okay. Usually they respond quickly to any complaints, but lately have been slower to address these problems.

We also noticed that more attention could have been paid to the cleanliness of the kitchen area upon our arrival. All of the appliances, lights, and HVAC seem to work just fine.

Yes, there are "street people", but they are all over Daytona. We found that this property is very convenient to downtown, shopping and of course, The Beach.
