We have lived at the Cove for just over a year and find it convenient and comfortable; however the buildings are nearly 20 years old and are beginning to show the wear and tear. The units are not well insulated and are occassionally very noisy from stereos and partying, making for studying for exams a nightmare, unless you go to night classes - stay away from buildings 2 and 3, where a large number of Embry-Riddle students reside!

There have been a several of cars broken into outside our building since our stay here; and evidently few of these breakins are reported to police. The outside lighting is O.K. The maintenance is so - so, and the inside fixtures, appliances and bathrooms are adequate; but fans and light fixtures could use a thorough cleaning (nicotine and dust).

Overall, except for the convenience, we would not choose to stay here again, nor recommend the complex to anyone due to the location in the ?seedy? part of Daytona and the traffic congestion getting to school during special events; which are now just about every three months or so.

The management is O.K. when you first sign on; however, they totally ignored things such as frequently broken security gates and screened porches, which were torn up for nearly 5 months during recent renovations. The solution to the malfunctioning resident entrance gates was to post a ?community? gate code at the front main entrance, which allows anyone entry, including non-residents!
Management has made no allowances in leases due to the non-usability of screened porches or the lack of a secure environment from frequently non-functioning resident entry gates; and does nothing but continually make excuses and blame maintenance personnel.
Recommendation - There are better alternatives - do a careful search and visit during the times when students are home - look - listen - learn!!
