My roommates and I got a 3 bdr at this place. Considerably pricey, over $1100 when you factor in the short term lease (9 months) since we are all students at ERAU and go home for the summer.
After a couple weeks, the hot water tank had a problem and the wall was soaked through. Maintainence came, but after they "fixed" it, I'd never get more than 5 minutes of hot water during a shower. The fridgerator starting going berzerk a couple months later, but after a bit of stalling, maintainence did the right thing and replaced it. With regards to maintainence and management, I'd say they are average.
Perhaps the biggest problem was the noise. There are tons of students at Lake Forest, and it's like a party that never stops. Music is so loud it rattles the walls. Once the people above us had music blasting at 5 am, and my roommate walked into their apartment (which was unlocked) to find out what all the ruckus was about and found a couple ERAU students shagging like rabbits. We complained a couple times but they were always very drunk and rude. They'd also play beer pong and we'd find cans and bottles of booze thrown down onto our patio. And the guys living next door to us, DBCC students, had a party of over 100 people in their 3 bdr apartment. You could smell the liqour for a whole week afterwards. The second time they had a massive party, the cops raided them with over a dozen squad cars. They were evicted 3 days later.
Parking is a real pain. We were given parking pass things but they are effectively worthless-- management says they'll tow anyone who doesn't have a pass but they never do. A lot of people complained, since the parking lots are crammed with guest vehicles for parties, and management sent a bunch of flyers warning they'd start towing cars, but they were bluffing all the way and everyone knew it too, so the parking problem was never solved.
To sum it all up, there are cheaper places that have better services and a cleaner, friendlier, and more peaceful environment. Don't live at Lake Forest unless there is no other choice. There are very few 3 bdr apartments in Daytona so that's why we ended up at Lake Forest.
