I lived here for more than 2 years. Overall OK place to live (if you have to live in the suburban Doral) but there are a few major downsides. First, the good things:

- Relatively quiet neighborhood. My neighbors were great, no noisy, loud, party animals like I saw in other nearby units
- The swimming pool and tennis court were nice and in good condition
- The conditions of my unit/apartment were excellent. Just a few things with the appliances but nothing major.
- Close to work (if you happen to work in Doral area is just 5 minutes drive). That was the main reason for moving here.

Negative things:
- Some days, at some times, the air smells really bad stinks because of a nearby dumpster. It affects the area where Palms of Doral is located. It appears to be the wind direction or something. But it really smells like rotten eggs or something. Some times it would even get into the apartment.
- I don t know what the deal with the gym was. It was supposed to be open until 10.00 PM but it barely was. Apparently the management decided to lock it after they leave the office without informing anybody or the reasons for it. I believe they once said some teenagers were vandalizing the gym after hours.
- Talking about teenager in Palms of Doral. Some were more delinquents than teens. Several times I found these teens smoking weed nearby the swimming pool or tennis court at night time. Even next to the children s playground, which is terrible!
- The gym itself needed a lot of maintenance. Only one TV out of 4 works and some machines need repair. For a rent of $1,600 and the name advertised A luxury rental community I think tenants would deserve a little better.

Given the above issues, I believe the management was not really capable or communicative. Whenever I brought these issues at the office they were simply downplaying the complain or ignoring it. If I have to live again at Doral I would rather look for other alternatives. Good luck
