Like A Third World Country

I am going to give an extremely detailed analysis of all aspects of this apartment complex, and hopefully my opinion can shape the opinions of others and possibly re-direct them to a much better community.

I will start out by first saying that this is probably the worst apartment complex I have ever lived in in my entire life. I am in my mid thirties, and I've lived in over 10 different apartment complexes, every single one of them were a better place to live than this one. However, I am going to go over every single detail of this complex in this review, starting with the parking lot.

The parking in this complex is one of the only DECENT things about the community. Literally, every single day and/or evening, there are MULTIPLE places to park my vehicle right inside of the small parking lot near my apartment, regardless of whether I have to walk a couple of extra feet or not. At night time, the lot is well lit, and has the overall feeling of a FAIRLY safe area. The reason why I only gave the parking section of this review 2 stars, then, has to do with many things. The first reason is that throughout my entire apartment, I am EASILY able to hear almost all of the people slamming their car doors shut. This is incredibly frustrating and disturbing, but that's not all. There are people who have large trucks that park in the same parking lot I park in, and in addition to being able to hear the roar of the truck very loudly within my home, I can even feel a slight vibration on my floor at times. Which, you can imagine, is EXTREMELY disturbing. Another thing about the parking lot is that some families see it as a play center for their children. I love children a lot, but I certainly don't want to listen to them screaming and playing in the parking areas all day. The problem here is that the noise from the parking lot easily amplifies back into peoples apartments, and you are going to very easily hear any LOUD noises from the lot area. Some of these small children LITERALLY SCREAM at the top of their lungs when playing in these areas, and this is disturbing. Another key problem here is that people are able to sometimes leave their trash in the parking areas, and it will sometimes sit there for hours or even days. For example, I recently saw about six dish washing rags hanging on some bushes, right in the parking area, and there was some other pieces of trash sitting next to these rags as well. And there was also a vacuum. This looks INCREDIBLY trashy. About a month or two later, I found a queen sized mattress sitting FLAT in the walkway area right next to the parking lot, and this was just completely unacceptable.

Continuing forward, lets talk about something that is probably one of the top two or top three biggest problems with this community--the noise. The noise in this apartment community is, at times, incredibly loud, and a lot of this noise comes from listening to children play and interact. A key thing to point out here is that there is NOT a playground in this apartment community, which would concentrate MOST of the children's playing activities TO ONE LOCATION. Instead of playing at a playground, the children play just about everywhere on the property from the elevator areas, to the walk ways directly in front of the apartments, by the pond areas, on the stairwells, in the parking lot, and in the grassy courtyard areas. So the children essentially play just about everywhere, and this might not sound too disturbing to some folks, so let me give very key details here... There were times when I caught about 5 to 6 children playing kickball in the walkway on the second floor, and as they were pelting the ball back and forth, it was slamming back and forth up against the walls of the apartments and into the railing of the walkway as well. This sounded like someone was pounding their fist on my apartment, but I wasn't even the group of apartments in front of where they were playing. So I can only imagine how it sounded for the people in front of where they were playing.

Another excellent example is how children play in the elevator and stairwell areas. And I want to emphasize here that these activities ARE CONSISTENT, and the children don't decide to hang out there once a week or once a month. Were talking about something that occurs very often. For example, when some familes are doing their laundry, they will let their kids play on the steps(next to the laundry areas) for a while, and from inside of an apartment this sounds like a POUNDING noise. This is very disturbing, but another thing that children do, which occurs less often but is still a nuisance, is play in the elevator. When the elevator opens, from your apartment you will probably be able to hear a light slamming noise, which seems like it is part of the door hitting part of the metal. It wouldn't be disturbing if the elevator was used correctly, and not as a toy. But when you have children playing tag, you will hear this elevator shutting noise about 15 times in 20 or so minutes, in addition to having to listen to the kids yelling and running back and forth in the walk ways. And I would like to say here at one point when I politely walked outside of my apartment and asked the kids to please stop, the child was VERY rude to me.

The above descriptions are only a few examples of the problems, but wait until you have to listen to about 13 children playing football in the courtyard directly behind your apartment. I would like to say that within part of the agreement when moving into this community, it is emphasized that the community management team SPECIFICALLY does not want ANY kind of ball playing on the property, with the exception of tennis on the tennis courts. This is an outstanding rule due to the nature of the community, but the rule is not always upheld, and when children are playing kickball in the walkways DIRECTLY in front of the apartments and the ball is slamming into the walls of peoples homes, that is just completely unacceptable.

Unfortunately the noise problems aren't only associated with uncontrolled children, which in many cases, are not accompanied by adults. Another key problem with this apartment complex has to do with the dumpster areas. Unlike other apartments where the dumpster area will be a SEPARATE ENTITY from the apartment buildings, in this place, the dumpster is contained INSIDE of the apartment buildings where people live, and there are garbage chutes on each level(2 and 3). I live several apartments AWAY from where the shoots are, but when people throw their trash from the 2nd and 3rd levels down the shoot, this means that you have to listen to a crashing or slamming noise inside of your apartment MOST OF THE TIME. I said most of the time because you don't have to listen to it every time, just most of the time.

Aside from the above example, there is also a fairly busy road VERY nearby, and you may easily be able to hear loud vehicles driving by like motorcycles, and people playing their music too loud, from inside of your apartment. For some reason this noise travels into the apartments incredibly easily, but listening to peoples music coming from cars on the road isn't the only place where you'll hear these great sounds. You may also hear your neighbor blasting his radio in the evening, accompanied by bass which you can feel vibrating on your feet. This is much less often, and I only have this problem over the weekend, but even after calling the police a few times, these disrespectful people still continue doing this probably with no consequences.

But wait, there's much more. At times, usually during the day, there are pounding noises that I am able to hear from just about anywhere in my apartment. At many times these noises are so consistent and so disturbing that I will try to look out side and identify what it is that's making the noise, but in many cases I can't find where these noises are coming from. And I can't stress this point enough. These repetitive noises sounds like someone is hitting there fist on the apartment walls, or if someone is dropping weights down onto a floor. These noises are consistent, and during some points in the day, these noises are easily heard from my apartment sometimes two or three times in 5 minutes(at high points in the day). Also I would like to point out that I am able to hear my neighbor open his closet door when he does, and I can also hear his urine splashing in the toilet bowl when he uses his restroom(unfortunately). Overall, the noise in this complex is so incredibly disturbing, and so consistently disturbing that if I were to go back in time and re decide whether or not I wanted to move into this community, I would have moved somewhere else rather than this place, strictly because of the terrible noise levels.

Next lets talk about how well the grounds are kept. Generally speaking, the grounds are kept in pretty good order, but unfortunately there are a few key problems. Like I mentioned earlier, there is some debris that you may find sitting near the parking area and in the walkways like I mentioned much earlier. Bed mattresses in the walkway near the lot, vacuums sitting in the same area with rags in the bushes accompanied by trash. I've also found a vacuum in the elevator once late at night just sitting there, and some folks(and their kids) spill drinks inside of the elevator, and from what I've seen(with 3 large spills in 2 months), the puddles will sit in the elevator FOR DAYS AT A TIME without being cleaned by anyone. At one point I was in the elevator with a lady and her children. Her child spilled a large drink in the elevator and she watched him do it and looked at me and laughed it off, got out of the elevator and left the complex. That's pretty trashy, in my view, but even worse is that the spill sat there for several days before it eventually dried up. No one has cleaned any of the large spills I've seen in the elevator, they just sit there for days until you can't see them anymore(after they dry). One things for sure. If someones child spills drinks in the elevator, it's certainly not another tenants job to go and clean that up for her. She should be kind enough to clean it(which she was not as far as I've seen), or maintenance should take the 15 seconds to mop it up the next day. Neither of these two things have happened as far as I've seen.

Debris and large spills sitting in the elevator for days every once in a while might not sound too bad. But there is a much broader problem. There are a couple of pretty nice lakes in this complex, and with this comes a lot of wild life--- particularly lots of birds and ducks. There are MANY MANY normal ducks and seagulls, but there are some other different kinds of larger birds that hang around here as well, that look like some type of goose almost. The wildlife can be pretty loud at times, especially when the kids get them excited, but that has nothing to do with my key point here. Between the two lakes there is a bridge that is part of a much larger and longer walkway that will take you from one end of the apartment complex to the other end. This walkway is a pretty good length, and is probably just a little shorter than a football field(in length). ALL THE WAY ACROSS THIS WALKWAY(INCLUDING THE BRIDGE) there are MOUNDS of duck feces. UNDERSCORE MOUNDS, because a lot of these stacks of feces are fairly large at almost a half foot in diameter. If you walk just a couple of feet on this walkway, you may encounter about 3-5 stacks of VERY LARGE duck terds just in that small area. Multiply that times an area that is right around the length of a football field. And I am not exaggerating this at all. A lot of it looks completely disgusting, and it looks like diarrhea. The problem is that it all pretty much sits there until mother nature decides to rain and wash it away. Some of the previous communities where I lived would pressure wash areas like this, some times even more than once a week. It is totally unsanitary, and in many cases, you will find that this is the area where some kids hang out and play. I don't understand why an adult would let their children play in and near mounds of duck feces, and then possibly tracking it right back into their homes, but I can't tell anyone how to live.

I gave a 2 star safety rating for this reason. In the day time the community is very safe, but at night time, there are a few situations around the complex that has made me want to stay inside at night time. I gave a 2 star "construction" rating for several reasons, but a key reason has to do with how the apartments easily amplify noise just about anywhere in my place. Furthermore, ALL of the cabinets in my kitchen were FILTHY when I first moved in, but as far as the construction goes, the wood on the inside of these cabinets seems like its really cheap, and it breaks off little pieces of wood everywhere. It's real shoddy, but besides the kitchen, I would also like to point out that the screen on my porch is torn and sloppy as well. I was told this would be fixed before I moved in, and this was not the case. There is also some sort of animal living in my wall that I can hear from time to time, and hearing it at night is pretty freaky sometimes.

I don't know the whole maintenance crew, but those who I HAVE met were INCREDIBLY nice and friendly people; also very professional. There is only one person who works in the office, and she is an incredibly friendly lady, and also very professional. The workers really are very nice. But the sole reason why I gave the staff section only 1 star is because there is only one person who works in the office. This means that if you call when she isn't there, which can be about 40-50% of the time DURING office hours, you will get forwarded to a place(which I think is in another city) that takes the offices messages for them. The people at the messaging service, unfortunately, haven't been able to answer ANY of my questions at all, NOT EVEN ONE. This is because they have NO information about this particularly community, they only take the offices messages. So it seems pretty clear to me that the office is understaffed, especially since this is a pretty large community.

With an understaffed office, you seem to get a lower quality of service, but the biggest problem with not having enough employees is that you don't have enough people to enforce the rules of the community. And I can't stress this enough, because there are many rules for the complex that make perfect sense, but unfortunately there are MANY families that decide to not pay very much attention to the rules. Obviously any where you go to live every single person isn't going to follow all the rules, and this is totally fine and I can understand that very easily. So your always going to have a couple of disruptive people, that don't like showing the other tenants that much respect. But in this place, there are tons of people that are disruptive and very noisy; there's not just a couple. Also I'd like to say that the apartment next door to me has had a couple of people move in and out of it within a short while, I have suspected that some of these people could be illegally moving in. They seemed to be very suspicious characters, and a couple of them spoke LITERALLY no English what so ever. Again, I am suspicious of the moving in and out because the main person living there could be hiding some of his buddies from authorities, or just simply letting a couple groups of friends move in and out. But like I said, these people seemed pretty shady.

There are actually more flaws with this community that I'm not going to examine here. But overall, I just wanted to give people the absolute best advice about moving into this community, and I think the choice is clear. DO NOT MOVE INTO THIS PLACE! All of the information here is incredibly accurate, none of it is exaggerated, not even the info about the duck poop.

I didn't list how much I pay monthly for my apartment because it's not really anyone's business. But I will say that it is honestly way too much for the quality of living that this place offers. Ultimately, there are a lot of times that I feel like I am living not in the United States of America, but in some sort of third world country.
