My boyfriend and I were seeking for a one (1) Bedroom and one (1) Bathroom apartment when we first applied here. They showed us their luxurious apartment model, but failed to display the actual apartment of where we were going to live during our proposed 12-month lease. Initially, we were happy and excited about finding a place of our own that was spacious for less. However, once we decided to take our own tour around this place, we found that our apartment was actually located in a dim lighted, filthy hallway. We were able to smell what others were ??cooking??, there seem to be paper-thin walls, infinite number of cigarette buds on the floor, bugs flying everywhere, plus there was graffiti all over the walls. Needless to say, this place is not maintained and it does not feel safe at all!
On top of that, we did research and found out that there are frequent break-ins and sexual offenders in the area. We invested money on the applications as well as half of the security deposit. Thereafter, we made the best decision of our lives within forty-eight (48) hours, which was canceling our lease / application agreement in writing. (Despite the fact that they informed us that we did not have to cancel in writing, we went ahead and wrote them a letter for legal precautions anyway. Otherwise, they would have kept half of our security deposit pursuant to the terms of their agreement!)
In the end, we found a secure and luxurious apartment home in a nicer area for about $50 ?? 60 more. We also lost the money that we have invested in the application fees in Regency Oaks, but at least we retrieved half of our security deposit. Nonetheless, spending a little more money monthly in our luxury apartments is worthy every penny, compared to what we would have spent living at the poorly conditioned Regency Oaks apartments.

anonymously I'll just say I know who you are and its quite obvious you have a severe lack of intelligence when it comes to apartment leasing. You do not need to send a cancellation agreement per the legality side of anything your speaking of...you did NOT sign the lease therefore any binding agreement goes out the door. Get your head straight.

better be safe than sorry. Your credit goes bad after cancellation if they will let you if you sign a contract..I been here for 2 years because I was stupid to not know how they hike up the rent afterwards signing up 100.00,plus plumbing is bad plumber told me me after a bad flood at 2 am one morning.Plus you have to pay for the garbage, water which wasnt added at the beginning..So read and make sure you know what you're getting and ask questions or you'll be miserable and never happy...
