MANAGEMENT SUCKS (WILLIAM TEKE AND JUAN CARLOS SUAREZ AND MARISA Now-Gone)

First of all, anyone gullible enough to believe the two 5-star reviews dated May 23, 2008 and July 15, 2008, DESERVES to live here. They were obviously written by management, in a desperate attempt to fill the growing number of vacancies B.P. is now experiencing. Things are so bad, occupancy-rate-wise, that the bounty for existing tenants to bring in "fresh meat" has gone from $100 about two years ago to $250 now, per successfully rented apartment.

Here at A-Tomb-With-a-View apts., the view is lovely, especially on the lake side above the fourth floor, in the two high-rises. The rent is controlled by FHFC limits (as is maximum allowable income), and the 1- and 2-BR apts. range from spacious to OMIGOD-IT'S-HUGE (950- to 1,387-sq. ft.). The immediate area is an oasis in the midst of a city, but that also means it's 1 1/2 miles to the nearest store (That's FAR for South Florida). The tenants are friendly, for the most part, and it's a real United Nations, if you like living in a diverse atmosphere. So much for the good stuff.

Like all other Cornerstone Group rental properties in Florida (check out the comments for Eagle Pointe in Pompano Beach, et al.), the management is barely competent, overworked, and cares only about filling vacancies and collecting the rent. There are only three office personnel, two full-time maintenance men, and two full-time janitorial staff for 312 apts. in four buildings. Upkeep is superficial at best. The lease contains a "rent increase at will after 30 days' notice" clause, so for example my rent was raised more than $50 in July and will go up AGAIN on Sept. 1st!!! Parking is a nightmare for the two high-rises (2700 & 2750 NW 44th St). Maintenance problems can go on for weeks, and in a few cases, YEARS, without being addressed. Security is a joke, and many of the amenities trumpeted in the snazzy brochure no longer exist. Communication with tenants is minimal, and always one-way. Begun as a 55-years-and-over community, no age limits now apply, which has been very upsetting to original residents (year 2000) still here. All in all, it could be a real paradise, esp. for those in their "golden years," but the "let-em-all-in-as-long-as-they-can-pay" policy of the past few years has turned paradise into purgatory.
