First off, beware of the front office. they will try and screw you out of money. They charge a $200 to $300 "administrative fee" prior to moving in. They say they use this to repaint your apt, clean it, etc etc. It's excessive. Second, they try to draw you in by "offering" you free rent for a specific amount of time, only contingent if you move in on a certain date. However, they never tell you that you have to be in on a certain date, and have your security deposit paid by that day. Then they hit you with a $400 fee, which you're paying for two weeks of stay. So be careful, and make sure you get everything in on time. Security is non-existent. They say that two police officers are on patrol all day, which is false. two OFF DUTY police officers from different districts LIVE in the apartments, and their squad cars are in the parking lot. that can make a difference, but they do lie to you there. Now the good:
Apts are huge for 1 or 2 people in my opinion. the AC is "FREE", but you're paying the power bill so it doesnt really matter. nothing is ever free. the views are great and pools are nice. there's a pointless tennis court and volleyball court which no one uses. a fitness center would have been better. their "bbq stations" are rusted ass old above grilling aperatuses which no one uses. parking is good, i always get a good spot. if you're going to school at NOVA or BCC, it's defitnley the place to get.
as far as noise, i got unlucky. my neighbor plays his music really loud, so i occasionally have to go over and ask him to turn it down. but if you're neighbors on both sides are quiet, you're set. The laundry facilities are small and are in each pool house. i havnt had someone steal anything yet, but i can see how it's possible. it costs 1.35 for the washer and dryer each, so you'd be spending 2.70 for every time you wanna do laundry.

I agree on the suckiness. In regards to the office staff, when Stephanie was there (up until 2 or 3 months ago), everything ran great. If there was a problem (you were being too loud, for example), she would mention it to you and that would be that, unless it continued. If something needed to be fixed, it got fixed. Now with the new/old manager Autumn (who they had moved temporarily while we did our tenant surveys so that the apt complex wouldn't get a bad review), all you ever get are nasty notices on your door about things you've done, some of which NEVER HAPPENED, or in which they cite things that are incorrect/untrue. I was cited for being loud and partying, when in truth I work until very late into the night and am not home for such shenanigans. Yet I still received a nasty note because someone complained. Also, my dogs bark when I'm not home. I've tried to correct it, honestly. I crate them so they feel a little more secure, I try playing music or the t.v. softly so they don't feel alone, and apparently they're still barking. I'm saving money for 2x bark collars, but in the mean time there isn't a whole lot that I can do, other than try to teach them to quote Shakespeare instead of bark.
In regards to the laundry rooms, they got new machines that work pretty well, except now the price is $1.50 per wash/dry.
As to the fees, they charge you a pet deposit for EACH pet you have, ranging from $300-$500 depending on the size of the animal. This price is supposed to go towards ripping out your carpets, treating pet stains, etc. However, they don't tell you that the pad UNDERNEATH is not covered, and if they have to rip that out due to, oh I don't know your puppy having accidents on the carpet that seep through (it's a liquid, don't know why that would happen >.>), then they charge you to replace it. Also, if they have to replace the carpet, it doesn't matter whether it's for 1 dog or 12, it still has to be removed, so why would I have to hypothetically pay $1000 for my 2 dogs as opposed to someone with a cat at $300? It's just another way for them to screw you.
It's great pricing for college students; let's face it any place is south Florida that has free A/C is a good deal. My average FPL is $40-$50 a month, give or a take a few bucks. And I leave my A/C set at 60 degrees always.
