For the most part, the leasing staff were ok and were always helpful when i went in, even if they were working with a client, they never ignored you and said they would be with you in a minute. However the actual office staff are just plain rude and ignorant and lazy, that is the best way to describe them. They look down at the residents for some reason like they are better than you and are just not helpful. They spend most of the time talking to each other in the office, most of the time in SPANISH! I had to call in a maintance problem for over 2 months and the girl kept saying they ordered the part; It does not take two months to get a part in! Also the girl that handles the rent is the most ignorant person i had the displeasure of speaking with. She kept reminding me "You signed a the lease SIR that clearly states" as i was talking to her. She has no people skills what so ever and how she got a job dealing with the public / residents issues is beyond me' She should be a police officer, thats would suit her personality down to the ground.

To try to be fair here, this is a beautiful facility. And Jack Taplin has built an award winning 380 unit complex around an up river luxury yacht marina just west of I95. It is not downtown, it is compromisingly noisy (expanding trains, NW runway not always used but right over the place, and two interstates), but it is NICE. The pool area is stunning and there is an attractive clubhouse. There are some professional and friendly staff here, but others are hardly trustworthy in their statements and blatantly rude. Living here is seriously undermined by the attitude of these people towards tenants in general, and along with unwarranted harshly delivered 15% or more rent increases, responsible for many moving out. It seems a poor business model to encourage those who may have well chosen to stay, to pack up and leave by either these unusual rent hikes (three to five times what was promised) or demeaning treatment as a lease abiding customer. There are more unrented units and disappointed tenants than ever judging from the parade of outbound UHauls, and a disappointment to often see good neighbors go. Most had arrived anticipating a more pleasant experience. The Falls at Marina Bay would perhaps do better to roll back the rents to where the place was full, rather than having to charge $100-$200 more per month more for each month a unit was vacant to a new tenant for the SAME ANNUAL YIELD AS RETAINING TENANTS they already had in a now increasingly competitive rentals market. Plus management wouldn't be renovating all the time, a constant noisy annoyance to others in the building. Security is another issue; it is hit and miss with gates often wide open creating incidents, vehicle petty thefts and "solicitors" checking doorknobs, etc. The grounds and courtyards are often unkempt with dogshit or garbage and unfortunately there is little sense of community or respect for neighbors in this regard. It can be a month or more before dog bag dispensers are refilled and trash recepticles are a joke so part of this is also a management issue. Maintenance can run from very good to as nightmarish as it gets, depending on who shows up. Two positive notes are washer /dryers in units and hurricane shutters. There are also the mixed blessings of the restaurant and marina. Folks using grinders and sanders on boats oughtta be sent to a boatyard as hardly pleasant sounds Sunday mornings or the rest of the week, and loud live music weekend nites can be distracting but is managed well to not be too intrusive to tenants. Monthly and holiday events are a nice touch to bring people together in the clubhouse, Miss Mary is always a delightful ray of sunshine and so is groundskeeper Luc and leasing consultant Michele , but many of the promised amenities such as biz center and rental boats have dwindled or vanished and gym equipment is too often broken. For the high rents the college dorm atmosphere is a compromise with what goes on in the pool area and the loss of parking on weekends for paying tenants. A better attitude toward customers and more realistic rents to retain tenants would go a long ways to making this an "A" rated place to regain a reputation commisserate of it's potential and full occupancy. Improvement wouldn't be difficult.

Just a thought for the young girl that handles the rent. sweetie don't waste your time trying to defend your lack of people skills and customer service face it, your just not cut for this position. try and find something that does suit you.
