Could Do Worse, It's Gotten Much Quieter

I've lived here for almost a year. Got a good deal on a 2/2 for $1350...now private owners want to rent these units out for $1,700 - crazy! (I passed on the conversion price of $350K)
The staff has gotten more responsive and the "frat-tacular" atmosphere of 19 and 20 year old partiers has quieted down as this place has gone condo. However, I don't think occupancy is any greater than 65% right now.
Once the place is at full occupancy, the parking problems and pool-courtyard-as-amplifier issues will be back. The hallway carpeting and A/C is nowhere close to being done, this place remains a perpetual construction site (noisy, dusty) inside and many of the (admittedly leaving) party-hard tenants have left cigarette butts, trash, and in some cases dog feces in the hallways, etc, which takes days or longer to get cleaned up. Also, till the halls get carpeted, you will wake up for the first 6 months to the sound of high heels clicking away in the concrete halls...
ALL THAT SAID, I would stay here if I could maintain my current rent - the location is great, the apartments are new w/ nice detailing inside and the pool / fountain is beautiful (if loud and sometimes filled with skinny dippers at 2AM). Reading other reviews, I am less than excited to be rentintg in SoFL.

As of early last week, the Sales Office said that 49 units are occupied, which is well under 65%. This place is going down hill fast and I am thrilled to be leaving. Future owners and investors should beware! Perhaps it might be a good investment for the future. However, the security system does not work. Anyone can walk in off the street if they try several doors. One is bound to be left open. Some homeless people have taken to sleeping in the hallways and the Sales Office does little to deter this.
