Just to let you all know, I rented here for 1 year and have a worse impression of GSI now then I did when I reserved the apartment.
The Move-In Reservation Sheet, dated 10/31, shows my SECURITY deposit of $400. The TGM Rental Policy Statement, dated 10/3, shows the $400 divided into $200 refundable and $200 Redecoration. Apparently the lease agreement covered this but they rushed me through the signing because office hours were closing. I didn't even get a tour of THAT apartment before signing my lease. The apartment was absolutely clean except for a needed carpet cleaning which should have been their own responsibility as normal wear and tear. Any other small areas that could use another coat of paint are also beyond my control.
Why does the reservation sheet not say $200 is non-refundable' Rather, it appears as if I will get the full $400 back if I hold-up my end of the agreement. I believe there was some false dating because the new company was taking over and they wanted me to be in agreement before the official take-over and avoid different rental prices. It would be plausible to say the reservation was signed BEFORE the rental policy because I would need the reservation before signing any kind of rental agreement.
I think I got screwed because I was not fully aware of the absoluteness of non-refundability. I will be speaking to an attorney to see if my constitutional rights and chapter 83 of the Florida Statutes have been violated. No matter how you go about getting an apartment at GSI, you will lose either $400 in cancelling the reservation or $200 of your deposit after the lease for redecorating.
The place was disgusting to begin with. Pubic hair had been painted over on the bathroom sinks, over-spray on all of the sinks and toilets, horrible hole patching, and fixture/sprinkler protrusions that weren't fully connected to the surrounding drywall. New tub caulk was put on over the old ---- and impossible to clean, especially since the existing shower head provided no way to spray the entire area clean. Shelves were missing in the cabinets. The maintenance guy told me there was not much he could do about any of the "minor" issues I had with the apartment. By the time one year was up, the balcony light cover had somehow melted its way off the wall and a couple impossible stains in the carpet crept up from the concrete below. Maybe a short in the lights wiring will cause a fire. I doubt they will clean the concrete slab before laying new carpet next time carpet is needed. Who knows.
When leaving GSI, most of the staff were a result of a turnover. A new staff member, some Hindu looking broad, was an absolute -----. She gives you this tilted head look like she doesn't know WTF you're talking about but rushes you to get to a point. Carol(yn) in the back, a manager, was nice and took care of a situation immediately after showing her a pile of lint swept off the balcony by the Haitians above, and a light out outside. The previous staff were excellent, and Brandt, an absolute sweetheart. Too bad they all abruptly left because of issues with management. I have pictures if someone wants to see the "minor" problems that were never fixed. I turned in a copy to the front office, so if you are management there then don't bother asking because you already have them!
