Fantastic location

This place is great - very close to campus, decent-sized apartments that are reasonably priced. Since it is a small complex of just one bedroom apartments, it's usually very quiet and I've never had any major problems with noisy neighbors. Maintenance is also very good - you can submit a problem online through their website and within 24-48 hours they will have it fixed.

However, there are a few drawbacks, the most annoying of which is the parking situation. It's quite a hassle to have to go to the office which is off site to get parking permits for visitors. They used to have a policy of allowing visitors to park there with a temporary decal on football game days, but this is no longer allowed and the policy was changed with absolutely no notice whatsoever. This was rather perplexing because usually the office staff are very friendly and helpful.

Another disadvantage is the layout of the apartment. Though the loft style gives a sense of lots of space, the bathroom is extremely tiny and the shower is literally the size of a telephone booth. Since the buildings are very old, you run into a lot of problems typical of older places - rotted out cabinets, poor insulation, etc. There is no central AC, just a window unit in the bedroom and a gas heater in the kitchen so the place is not energy efficient.

Management is also not flexible when it comes to leasing terms. Trimark properties only does 12 month leases and all leases have a strict move-out date of July 31. Also don't even think about breaking your lease - I was personally told by an attorney at student legal services that Trimark sues tenants who break their leases with almost religious zeal.

Overall however, I love living at Arbor Lofts because you can't beat the location for the price. I would be renewing my lease except I can't stay in Gainesville through July 2005.
