I have lived in Bellamay Grand for 2 years now and even though the complex has it's ups and downs, it's pretty much what I expected. I live in a first floor unit and can hear my neighbors, but it's nothing extreme. I have lived in apartments where I can hear conversations, and this is not the case with BG. I can hear them stomp or fall if something heavy is dropped, but it's not that bad. It's honestly what you can expect from living in an apartment (you have close neighbors!).
The trash compactor is full most of the times, but I think this is more because of the student living situations. There is always students moving out and moving it and this generates a lot of trash. I definitely see the management trying to help on this situation, but it's a tough one.
The gate is broken a lot, but it's always fixed within a few weeks. Not the end of the world.
When I first moved in, the staff was nasty and kinda rude, but there are some new faces in there and I think they are really trying to change it. My rent was not raised when I resigned my lease (which is a plus for Gainesville) and I got a re-signing bonus of $350 off of my rent for the first month of my new lease (which is awesome!).
Probably the most aggrevating thing, is that the treadmills in the gym are constantly broken, but come on, for the price, it's not that bad. It's located close to Kanapaha Park and I can just do my runs there.
I've had amazing response from maintanence and haven't really needed them much. I would say this apartment is fantastic if you aren't too picky. There are A LOT worse places to stay in Gainesville!
