Where do we begin'' My family went through a tough period and were forced to relocate and fast! Ms. Geri at the front office takes the brunt of all issues while the other lady Margaret is rude and completely ignorant to any tenant complaint. Whenever someone has a problem they put Ms. geri on the phone because who can scream or yell at the elderly'' Margaret is very rude and care less about the tenants or their issues inside these broken down apartments. The very first week in the unit we had a major leak in the master bedroom floor----in which prevented us from moving any bedroom furniture until our 4th month into the lease--by then they finally replaced a tub that caused the problem & obviously was installed since slavery times--& while there the contractor advised Margaret that both tubs,,toilets etc. needed replaced and he came to the apartment and told us" I wasn't supposed to mention this but the lady margaret said don't replace anything"...next we had a huge hole in the master bedroom ceiling that smelled like poop and urine from upstairs--that took 2 weeks to fix and it took mushrooms and mold for them to finally fix it! OK our air conditioning broke down 2 times for a total of 6 weeks of no air BUT they still got rent and on time! They put a window unit in the living room while our 12 yr old and our small dogs had to sweat it out in the heat! The dishwasher upon moving in they said oh yeah you have to run it twice a week or it leaks'' WHY NOT FIX IT SO IT DOESN"T LEAK''' They have had numerous maintenance guy's who don't have the training nor tools to repair the issues that come up so you almost always wait for a contractor to come out and fix the problem! The hallways are dirty and they never I mean never utilize any pest control because roaches run like a marathon alllll over the apartment. Second weekend after moving there a young girl drowned or was drowned by other kids BECAUSE Azalea Ridge does not have any control over the thousands of un-supervised disrespectful children that run there. Our daughter sat inside the home for the entire lease and if she wanted to play we took her elsewhere to avoid the bad habits and language of the other kids there. I have had issues with this place every week for the entire time of the lease yet every month my rent was paid and on time! I even stated to them hey I will not bash you guy's after I leave due to the terrible experience but after moving they took $427.00 out of the $625.00 deposit''' If anything they should have paid us for staying there--and no i'm not a snoody white person I love my people so being around that area was not the issue the hospitality was the issue! We never got anything off our rent nor do we want anything but I cannot allow people to move out there knowing what azalea ridge is all about! I am also faxing their corporate person Sheryl @ 904-292-9236--- and I reccommend anyone who resides at these type of apartments and are treated unfairly to step up fax corporate because it seems Jacksonville apartments are not up to speed as with other major cities and it is not fair to the consumer---especially when you do your part as a tenant! I am laid back and just typing this is upsetting--thank god the lease is up!!! & so you know I am black not racist & not ignorant! I am just shocked at how we settle without making attempt of getting what's due all because we feel obligated to a lease---

Oh man, where to begin with this review... let's just say I'm very close to an Azalea staff member, and I was a resident back in the 1980s, so I know the place better than most even now. I'm not saying everything that happened was right, but I have to think both sides should have handled things better. "Whenever someone has a problem they put Ms. geri on the phone because who can scream or yell at the elderly" What makes you think that screaming or yelling at any staff when they have problems is going to make the problem get taken care of any faster? You catch more flies with honey than with vinegar, after all. Granted, Mrs. Jeri is probably the one you do want to talk to since she was the manager for many years before she went semi-retired and became a leasing agent. Margaret doesn't come close to having her experience. "Margaret is very rude and care less about the tenants or their issues inside these broken down apartments." Broken down? The apartments were totally renovated in the 90s. They were built in 1969 and needed the work, but they were a lot better than some newer places I've lived since. Here's a hint: I understand that Margaret treats people like they treat her. If you're decent to her and the rest of the staff, she'll be decent to you. If you're not, well... stuff takes longer to get fixed, among other things. I'm not saying that's right, but it is what it is. Granted, assuming this is correct information (and I will be making a phone call to verify this), the issues with the plumbing and AC do need to be reported to higher management because they are health and safety issues; but I can't help but wonder who said what to whom in order for such issues to get to that point. I'm not saying it's you. It could have been your upstairs neighbor and you just got caught by it. In any case, those things should be reported; but yelling at the staff just makes you look bad. I heard about this. It is not the place of Azalea Ridge staff to take care of the kids. It is the responsibility of the PARENTS to keep their kids in line. I'm pretty sure that the same pool rules are up that were there when I was younger. It is the responsibility of the PARENTS to know those rules and make sure their kids know them as well. The staff are not babysitters and cannot be. The drowning accident was an unfortunate tragedy, but where were this young girl's parents or other caretakers? Maybe these parents who weren't paying attention to their kids could have used a good example, and some of those kids would have liked an adult they could talk to. As the old proverb goes, "it is better to light a candle than to curse the darkness". You could have lit a candle, but you chose to curse the darkness and your child had to pay. Too bad. I loved the pool and the playground when I was there, and I was one of the good kids. Your child missed out on a lot. There's more to the story than this. The long-time maintenance man quit last year, and it took a while to get a replacement. There probably were problems with getting contractors in that time, but that was unusual for Azalea Ridge. Up until a couple of years ago, the maintenance man actually lived on-site. The porters may have done some light maintenance work during the search, but the idea that there were multiple untrained maintenance men coming and going is not inaccurate. In summary: Yes, report the maintenance problems regarding the AC and plumbing. That's necessary. The staff will have records on this which can be checked. AFA some of the less important maintenance issues: Sorry, you were just there at a bad time. Don't blame the staff for the actions or inactions of the residents. The staff is staff, not wardens or babysitters. Staff don't like getting yelled at any more than any other person does, so pleading a dirty trick when the most experienced staff member answers the phone isn't going to cut it. -That kid on the playground, all grown up

I awaited to see if someone would comment--Because usually it is either the management themselves or someone from corporate! Mainly trying to NOT make it seem so bad. Truth be told yelling or screaming at staff never happened--it was a figure of speach saying that if you have a complaint whether serious or not Ms. Geri is the person who takes that call!! Yet she always would refer to Margaret as the person who can get the job done! --For instance one of my complaints went as follows,,"Ms. geri I have 2 small dogs and a 12 yr old and we haven't had air in over 2 weeks--Her reply"Oh Margaret said that she has someone fixing the problem and it should be repaired anyday now" >>...Now what most would do? Or what I should have done was go to the office with my keys and ask Margaret to please bring her loved ones to my apartment and stay there while she let us stay at her apartment until it was repaired.....Do you think it would have taken that long?? Secondly the guy who replaced the tub stated he could not believe they waited so long to approve the replacement judging the condition...Both bath tubs leaked as well as the bathroom sink had major rust and cracks so we never used it!! ---In addition when he told Margaret about the other tub needing to be replaced he was embarrassed to tell us how she quickly said do not replace anything..So you can try to down play the scenario but I have pictures of a ridiculous molded hole that remained over the master bedroom toilet--I have pics of all the moist tile we had to walk in everyday for almost a year---We have thrown away clothing that smelled like that apartment because again the plumbing was an issue 4/30/07 til 5/2/08 when I finally cleaned and left that apartment.--Listen ..I am the last person to post or care to post about an experience fore experiences are to learn and grow from them--But to go through that ordeal when Margaret knows I COULD have been very irate to the point of screaming and yelling but I never did that--I waited to see how we would be treated if we didn't scream or yell or anything and WE GOT ABUSED! She treated us as if we did not adher to any/all of their requests I don't even have the $200 that was out of $625 deposit I put down yet... I am a laid back individual that is a very busy throughout my day so to respond to this continues to aggravate the situation! I left this link saved on my browser because I knew in a matter of time someone would try to down play the scenario! I am a regional medical distributor and there is a serious passion for helping others so I know what hospitality should be about---So I'm sorry, but for your attempt to shade what actually happened is ridiculous. If tenants are not following the rules it IS your responsibility to do something about it and that information can be found in any business bureau of standard! When that little girl was drowned, murdered or seriously injured it is your responsibility to ensure proper parenting is on hand---By either by making sure each resident has a specific key to enter like some complexes here in Jacksonville or some form of surveillance to at least avoid any possibility of legal action!!! That's like saying I know there are drug dealers out here in the world but it's their responsibility to remain discreet about how they do their business!!! So now that you know I did not scream at anyone though I should have--and you also know that the maintenance is not even close to being up to par--then my original post holds a wealth of merit! If you lived here in 1980's, things are obviously very different!! The management here stinks (in fact, at this very moment we do not even have a manager)and most of the maintance men have no clue what they are doing. We too have been unfortunate enough to have to have lived here for almost three years and in those three years this complex has gone downhill. With the girl in the pool who drowned, yes, it was the parents fault. But it was the apartments fault for having rules up that are not enforced. The pool capacity was way over, to the point where no one noticed that another girl was drowning. That is pathetic. There are rules, but no enforcement so therefore there really are no rules at all. Also, the people that they have let in have become rowdier, drug dealing types. We've had to call the cops two or three times a week for the last few months because of this. I won't even go into our personal apartment problems. There are a few people who work for this company that care, but they either cannot or do not have the power to make a change.

my daughter in law and two grandchildren are moving there, is this a big mistake? should i fear for their wsafety? my daughter in law tells me this is a nice place that a coworker of her uncle said is nice. should i really be concerned? from concerned nonnie
