What is wrong with Cape House:
1. Office staff not that great - Might get better - New management just arrived and the gates finally work - and the mean guy in the office finally left

2. Gates have not worked since we arrived here over a year ago

3. Yeah they repainted - Paint is every where on my windows, on the bushes, on the grass

4. Many lost packages - no system for packages

5. The appartment next door is kids - Have filed many complaints after waking up to loud noises and having to walk through fights in the parking lot

6. Always have to park far away late at night when I come home from work

7. I pick up after my dogs, but step in other dogs poo!!! And it has gotten worse since I moved here - Complex does nothing about it!! - doggy poo thingy is used for garbage not Poo!!!

8. Garbage every where - be prepared to live with trash at a very high price

9. Have continually cut my foot on broken beer bottles from parties - outside my appartment and at the pool area. Scared my dogs may get hurt.

10. Does anything EVER work around here'''''' Maintence had to be called back several times for dish washer after it flooded our appartment 2 times - 2nd time I slipped and fell - Tiles falling off in tub - and no matter how much I clean there is a HUGE mold problem in the appartment and the carpet was stained and pulling up when we moved in!!!!

I totally agree, this place is pretty, but is a management nightare. After I moved in, I have heard stories of management taking weeks or months of fixing things in the apartments. So far this month, I'm living here rent-free because Cape House has failed to fix the toilet in our master bedroom. We gave them our written request to fix the problem, wated the required amount of time, and are now legally witholding rent. Either they fix the problem, or we contnue to live here rent-free. It's a win-win situation. I strongly suggest that you contact a Jacksonville attorney or Jacksonville Legal Aid (JALA) about your maintenance and package pick-up problems. JALA has a landlord-tenant workshop every month and brocures on your rights. I'm sure the city of jacksonville has a Consumer affairs division that deals with landlord-tenant issues. Jax Consumer affairs has information on their website that will help tenants know their rights, such as rent witholding and suing.
