I have lived here at Cape House for just under 2 years and over all my experience has not been bad.

Besides the fact that parking can sometimes be limited and the gate does not always work, although I have never lived in a gated community without these issues I have no other serious complaints.

I can say I was surprised to see so many negative comments directed toward the new management considering all the work they have been doing since taking over. These residents are clearly not looking at the big picture. I plan to live here for two more years while I finish up my program at UNF, so the fact that they are pouring so much money into upgrading the complex is great and well over due. Atleast I know know my $1050/month payment is going to good use after several years of neglect from the last management company.

I would suggest Cape House overall as a good place to live.

Compared with the old management group (Douglas Aldred), has the new company: * Discontinued social activites? Check. * Cut pest control? Yep. * Reduced trash pickup so that the trash compactor overflowing every week and down the stairs? Yup. * Have a manager who hides in the back office and doesn't resolve problems with the tenants? Yep. * Have staff who lies to the tenants about their leasing contracts? Yup. And you say that Cape House is *not bad*? You sound like someone who has never rented anywhere else or else you are a shill for Equity Realty. Our experience with management has been terrible; these people are not professional at all. The office staff tried to make us pay thousands of dollars in extra fees by misrepresenting the legal terms of our leasing contract. I have friends at my place of work who rent from Cape House and have experienced similar deceptive practices with the management (in renewing their contracts and breaking their leases). We will never rent from anywhere else owned by Equity Realty.

umm, well as far as changing your lease that's illegal, Unless if there was a mistake upon, Douglas Aldred, and the lease is noted to change and it's been spoken with to the previous management. They can not alter a lease after it's been signed without proper cause and even then. I'm sure the place did not need a paint job it looked really nice be4 then but that is what Equity does and then eventually they will work there way in (if needed). They suck about resident social activities and prob wont do anythhing about that for a while.
