Everyone understands that apartment living usually comes with a certain degree of "inconveniences". I've rented from a decent number of apartment complexes in the last 10-12 years, each experience being of slightly better or worse quality.
I have to say that my experience with Cape House started out as "ok" under the old management company(Douglas Alfred). The true living nightmare did not begin until after EQUITY RESIDENTIAL took over the property.
For starters, their "computers" weren't even working for about 3 months after they took over so nobody could renew their lease.
They overcharged me for one month (told me the wrong amount during the pro-rated month). Don't expect ANY communication out of the office staff or the maintenance crew. I've had one maintenance problem unsolved for 6 months!
Under the old management company, the landscaping was some of the best I had ever seen at an apartment complex. Now, it's only May and most of the grass is dead!
Once one of the FULL trash cans that was standing in between the tennis courts had tipped over. The trash inside was blown all over one of the tennis courts. It took them about a full week to even clean up the trash!
As far as the "improvements" they are making...let me see...they replaced some windows, sounds good right. The catch is they left shards of broken glass everywhere!
Above all you have two choices:
1). Either rent a cheaper place and get the same service.
-Or-
2). Use your money to rent a house and don't put up with this garbage(pun intended!).

EQUITY SUCKS........They took over in December and the place now is a trash hole. Garbage is everywhere. They haev illegal working to remodle as they are staying for free in the apartmetn complex. They now only spray for bugs by request. They don't tll you when or where they are painting so you better check before you rub into a wall by accident. It takes over a week for service requests when it used to be done the day called. The front office staff is rude. You can't pay your rent online anymore if you pay only half of rent and a room mate pays the other half. Country club aparts or something like that was just bought by equity as well. I am reporting them to the better buisness people beause it is horrible

i agree 100% with the both of you. i have signed lease after lease, because it was such a great apartment complex to live here, i think the two worst parts of the whole thing is (1) all the previouse employees lost there jobs when equity took over and (2) they say they clean the pools everyday and i know that they dont so what else can i do i dont believe them, but that is what they tell me everytime i go in there to complain about how dirty it is.

We have been renting at cape house since August of last year, and have definitely see its rapid decline! It is BY FAR the worst apartment complex we have ever lived in. I agree with every comment made here. The immigrant workers living in our building was only one of the many complaints we have about this place and can't wait to get out!! Another complaint we have is paying to live in a "gated" community when only the entrance is secured by a gate! I think the gate has been broken since Equity took over and my boyfriend and I have almost gotten into a head on collision twice when leaving for work in the morning! Oh, and on another note, when our apartment was broken into last week while I was home sick, we notified them immediately and they seemed to care less about our safety or the fact that the robber was pretending to be from maintenance!!! We've had issues with our sliding glass door since early on in our lease, and after the recent home invasion, they told us they would replace the rollers in the next few days. The rollers have still not been replaced and the incident happened over a week ago!! We are counting down the days until our lease is over!!! We will never rent from Equity while living in Jacksonville or anywhere else for that matter! They should be put out of business because they obviously don't know how to run one or manage a property for that matter!!!
