When my roommates and I were signing our lease, they promised us impovements in the gym, that still hasn't happened. They told us that they add on an extra fee for trash collection. We didn't have a problem with that until we began to see that their really was none. The dumpster is gone or broken almost weekly. The management here ignores our concerns and requests. Even when we confront them, they say what we want to hear and then do nothing. I have only lived here during the Equity management and I can honestly say that I will never sign a lease with an Equity apartment complex again.

I agree, they don't maintain any of their facilities. The gym is not kept up, the trash compactor breaks every week, they don't maintain the lakes so the water level falls too low. They don't fix things in the apartments either unless you give them a 7-day written notice & start witholding rent. The gate has been broken for months, and all you get is attitude when you ask them to fx it.

Like the above user advised me, start giving them written notice of the things that you need fixed, and if they still don't take care of things, you can start withholding rent. A lot of complexes will do and say anything to get you to sign a lease. A lot of places are having a hard time keeping occupants. My advice would be to read through the terms of your lease (we signed on before Equity took over so we're not familiar with their terms) and if there is anything regarding early termination - my advice is to get out while you can!!! Otherwise exhaust every possible effort to do so based on your rights as a renter. Things will not get better so long as Equity manages this property, they will just continue to go further south. And as tealster11 said, they will give you nothing but attitude when you go into their office to voice your opinion. After my apartment got broken into, one of the first things we did was go up to the office to let them know, and they could care less about our safety.

I was an assistant manager for an apartment complex a while back. Just so you all know, it is illegal to withhold payment. They can file eviction on you. Believe me, it has happened! Just submit any maintenance issues in writing, no matter what. Trust me, just because you have a garbage disposal that doesn't work or a dripping faucet, doesn't mean that you don't have to pay. And if the dumpster is gone, that is usually because it is being emptied. If it is gone, than that is probably a good thing. If it is broken, that is probably because someone put something in it that they weren't supposed to and it jammed up. Common sense, people! Oh, and about the apartment that was broken in to? FYI-NOBODY is responsible for your personal possesions, except for you-the renter. Renter's insurance is cheap and would cover that kind of incident. The office staff doesn't really have anything to do with break-ins. Call the police, file a report and NOTIFY the office of what happened. All they can do is make a note in your file. They aren't obligated to pay for any damamges. Safety is ALWAYS up to you. Gates are for traffic control, not security (common misunderstanding). All of this is pretty much going to be in ANY lease you sign-just read it! Don't blame one company, because everybody follows basically the same lease terms... LAST BUT NOT LEAST, and this was funny to me... Florida is FULL of retention ponds, aka "Lakes". They may be dredged and skimmed by the property, but MOTHER NATURE is the one who fills them! If it isn't raining, they are low!

WOW I smell Equity Residential!! As for the ponds, mother nature hasn't been crying that much lately and the pond has remainded EXTREMELY hight!! Thank goodness we didn't get hit by a hurricane or else they would have had a lot of problems since some of us have been taken pictures oh and BTW isn't it mandatory to have renters insurance with equity?? so I'm sure most of us have insurance, it's just a shame that prior to them taking over it was very safe here... Per the contract, they are supposed to keep up with whatever maintenance they have to do so if they don't do their job then that is a breech of contract which LEGALLY we could have the contract cancelled. As far as the trash compactor... humm let's see, before equity took over, we NEVER had that problem and oh! There was alot more tenants then!!

If you are reading this review and think that anywhere in the world, country or city of Jacksonville is "safe", you are mistaken. No one can keep you safe, but you. Don't think that criminals don't come to nice communities, because that's the first place they go. My husband is a JSO officer and we live in the area of Cape House. We were thinking of moving in there while our house was being renovated but decided to move temporarily to the beach. It is sad to see these comments about a place that are uncontrollable. If you lived in the nicest house in a gated community you could still be robbed, like I was (home invasion actually). And did I mention that my husband is a police officer. So take care of yourself, don't falsely think someone else is watching out for you.
