Few problems, an overall nice place. Recommended.

Located close to UNF; mostly students, professionals, and young families. The apts are two-story and arranged so that your next-door neighbor opens the front door and goes directly upstairs to the apt above. Their stairway runs btwn the downstairs living room/bedroom. If your neighbors pound up the stairs this can be noisy at times - but this depends on the neighbor. Upstairs has screened porch; downstairs does not.
Complex is located btwn a housing division and a church, so otherwise it is VERY quiet. Complex is gated, but the gate keeps cars out, not people. However, it is in a very nice neighborhood so I never felt unsafe.
I've never had any problems with parking, though the lots could be more brightly lit. At worst I've only had to park across the street. Spaces are directly in front of the apt doors, which is extremly convenient if you are moving or carrying large bags. However, they are relatively narrow so occasionally your way may be blocked by a large moving van. Doorways are also very dark at night unless you remember to leave the porch light on.
Maintenance staff is always very speedy. I've never had anything worse then a running toilet. The kitchen equipment is clean and runs well, though cabinet and counter space is rather limited - especially if you have a large microwave.
Complex has 2 pools/gyms, but the gym located closest to me apparently has no A/C, the windows are bolted shut, and the treadmills/bike are in very poor condition. Either the consoles do not light up, or they begin to make a horrible noise as soon as your start to use them. I'd definitely recommend working out elsewhere, but the pool is nicely kept and next to a lake with a fountain.
Trash compactors and recycling bins are located close by, though not within walking distance if you have a heavy bag. Most residents seem to drive to the compactor. Recycling is adequate but not extensive.
The grounds are nicely kept and clean. I've never seen trash lying around anywhere other then the compactor, nor have I had any problems with bugs other then the occasional stray spider.
There is an area to wash/vacuum your car, with water and soap reasonably priced.
The apt comes with one phone line, but I was able to set up a second for my bedroom with no problem. (You have to call Bellsouth personally for this.)
Located 2 minutes from a small shopping center with a Publix, Shell station, Blockbuster, Starbucks, etc. You have to drive awhile to get to anyplace more extensive.
A slight annoyance is the fact that packages larger then your mailbox (about 4x5" - within walking distance) are dropped off at the leasing office. A note is left in your box to go pick it up there. If you get home after the office has closed, you're out of luck on your package. Since the office closes at 6, this has happened quite often!
Leasing staff have been very friendly and helpful, I've never had to wait more then five minutes to speak with anyone (and that was on a weekend with only one person working.) The only problem I've had with them is the fact that they forgot to give me a gate card or tell me the gate code when I moved in... so the day I moved in I came home late and found myself locked out! Luckily the other entrance was open so I was able to get inside.
So overall, I'd recommend living here. It's pretty, quiet, clean, and a five-minute drive if you attend UNF or FCCJ.
