Rules are very important, and it is important to obey them. PERIOD. There are ways to deal with people too; such as being polite, patient with others, listen to them carefully to see what their needs are. Jan the Hitler is making things impossible. She has no people skills, no patience, very rude all the time. I guess it is because she is not very fit and don't have enough sex''''

It is a fair apartment complex. It is livable, very old units, but functioning.
The manager JAN "the rude lady" is not a person to deal with about any issue.

But people like Jan the manager runs the place, you need to be careful. She is very nasty. So I do not recommend this place to live at all. You can go to worse places but deal with better people. Jan is nightmare....

I have lived here going on 5 years with my family and the only people who have problems with the management are people who break the rules. We don't want people like living in our community anyways. Jan is strict but that strictness is what makes The Dunes an enjoyable place to live because we don't have to worry about rift raft moving into our community. I applaude Jan for all her hard work.

64 % is the highest rating in Jacksonville. I am not going to comment on your allegations, but they make no sense. I get an email when someone comments on this page. Daily checking? I do not have the time. My desire is to keep my residents happy with the best customer service. As I have said before, "I work for my residents, they pay my salary and benefits. For those who can read between your lines to try and make me look bad, they see what you are doing. I will never back off from enforcing our rules, because this is what my resident's expect.

I went to inquire about one of their rental properties & was very impressed with the enviornment,very quiet.The only thing that i was not impressed with is the manager Jan she was very rude and to strict to many rules.I felt like i was visiting a dorm or maybe i should go and live back at home with my parents. Some of her rules made a lot of sense but some of the rules she created she could keep to herself you should be able to pull your car in or back in to your desired parking space not only pull in or she will contact the police.That rule makes no sense to me. i inquired about when the rent is due and late fees she acted as though i said a curse word i would not move out here if the rent was free. I would only reccomend these apt.s to senior cetizans with no life or grandchildren.

Oddly enough I was reading reviews before I used my gas going from apt to apt looking. When I went the The Dunes, Jan met me at the door, opened it, and said, we offer southern hopitality. We talked and she was trying to guide me in ways to get my credit, and some issues I have back in order, to have the OPPORTUNITY to live there. I SEE THIS AS AN OPPORUTNITY TO BE PRIVILEDGED ENOUGH to come back and rent. She was kind, compassionate, gave me great advise and spent about one hour with me. I would only hope other Property Managers who could care less about who they rent to, because they have goals to meet. I admire the strength and compassion Miss Jan gave me, and I felt like I had received one of God's blessing wtih her desire to help me. I stake my car on it, I will be back to have this opportunity to live at these apartments. The whole time she showed me around the grounds, resident's would do a lite horn beep, or wave, roll down the windows and acknowledge her. She made everyone one of those people feel special. It will take me about 2 years to be there, but it will be worth it. She also game me card while she walked me out the door for me to call her if she comes across any bad leasing agents, or things I need to know when renting. She was a true blessing to me. When we hugged in the parking lot, I thanked her many times for the way she treated me with such respect. She told me this was a blessing from God and to accept it as that. If only 5 apartment complexes had managers like Miss Jan, we would not have such bad options to rent.

To the people who reads this. Jan from DUnes has a format she uses to respond to all negative TRUTHFULLY written reviews. She acts like a tendant, and makes herself look great.... Please watch out. God is my witness

Well - I met Jan few months ago when I started a contract here in Jacksonville as the Lead Network Engineer for the State of Florida. I have to say she did not rent to me then. However, she spent a good 30-40 minutes to explain to me why she would not/could not rent to a person who as a contractor may not be able to stay at least a year or longer preferably. Now I don't think most rude people with a "Hitler" complex would do that. She seems to run a tight ship and thus her approval rating is what it is. I'm now negotiating my employment offer as we speak and I'll be needing a place to rent since I'm probably not going to buy another house till the market corrects itself after I sell my house in Altamonte Springs. FYI - I ended up just renting a room while I am/was a contractor. Largely based on the unbiased information offered by Jan. No I didn't even go to 11 East after our conversation - I figured Jan was right - as a contractor I might better off just getting a room-mate for the time being. Overall I'd say the lady has integrity and character. If you want to call that -----like or Hitler-ish... oh well. Jax can be rough in some of its neighborhoods. Apparently it is not at the Dunes. Unless I stay in BayMeadows due to the proximity of my job, I'd again be stopping by the Dunes to see about a long-term place to rent. Again as a professional, I kind of appreciate a manager that actually cares about the quality of her work and in this case, it semms to me that this works in everyone's best interest.
