Overall the complex is at best slightly above "okay". They have a complicated move-in process that starts out simple but quickly grows into a big pain. Be very careful of their "No Security Deposit" claims. Even if you have an exceptional rental history, more likely then not you will still have to put down a deposit and sign their SurtyBond. It really makes you wonder why they need to know so much about your rental history if they are not going to take it into consideration. I would imagine that they are getting some type of kick-back from the company that underwrites the program. Also be very careful of the fees that are attached to your utility bill that they fail to mention to you before you sign your lease; your $880/month payment for a 1 bedroom will suddenly increase by about 30 bucks more. At this price point, why they feel the need to charge an "Amenities Fee" is ridiculous. A previous reviewer noted that the property is a gated community and that the gates are always working. I'm not sure when this person move-in but for the first 4 MONTHS of my being here the gates did not work ... at all! Hell the resident's gate at the rear of the property is broken now! The camera and call box that are used to see and allow in your guest ... fat chance in trying to see anyone or use it; it's broken too. A previous reviewer was correct in stating that the walls are paper thin. I can tell you everything and MORE about my neighbors. To say that I routinely here them arguing about money, sex and her parents is an understatement. If you value quietness and the peaceful enjoyment of your residence ... FORGET ABOUT IT! Between the seemingly hundreds of dogs barking and kids screaming; you'd be lucky if you averaged 5 hours of sleep a night. Saturday mornings in my building is a complete nightmare!!! Another reviewer commented about large dogs running off leash ... 200% TRUE! I have never experienced such inconsiderate dog owners as those that are ALLOWED to live here. As I sit here typing, there is a large ROTTWEILER once again running off leash while the idiot owner stands by. I have complained to the office several times and no action has been taken. I think they have off-duty Police Officers that live here to provide security; but you NEVER see them and they don't come out when you call. Unfortunantly I guess it will take a child to get mauled by one of these dogs before something is done about the problem. I won't even start on the dog feces that is constantly left on the sidewalks, in the grass in front of the buildings and on the walk leading to my apartment ... no one on my floor even owns a dog!!! Cars speeding up and down the drive; poor, unsafe exterior lighting; and a garbage compactor that always has trash blocking access to it; needless to say, I can't wait until my lease is up! In summery: the complex is WAY overrated and over priced for what you get. By the way, having a garage will cause you to have to shell out another $100 or so per month. The complexes main competetion, The Links at Windsor Parke, has a garage included in their lease rate. Save yourself some headaches and fustration and choose another place to live. -Good Luck

Sounds better than a lot of the places i've lived around jacksonville...jacksonville is going to hell if you ask me.
